Congrats bruh. Hopefully I'll be closing on mine on the 30th, if everything goes right. Inspection came back clean, just a couple of things we need the sellers to fix. But it's no 8 acres. Good shit. We need a sub section for home tips.

Man, lemme tell you... they was asking for more paperwork even after inspection.

Then the appraisal said the barn needed repair, even tho no value was given to barn :dunno:
They wanted seller to replace upper level siding on barn before closing. My agent got on it before even telling me...had the inspector do it (he does handyman work on the side), a rush job.

I'm happy for you Pleighboi. I know exactly how it is. Especially the part about nobody telling you where or how to park. When I bought my house in 2010 I was just as happy as you are. 2545 sqft, 4 bdrm 2.5 bath including master suite with a walk-in closet.

I bought it for $160k and it just appraised for $262k.

I hope you got a riding mower. I got 0.6 acres and it takes me an hour to cut the grass. Can't wait to see pictures of the garden bro (maybe some of the nice kind of greenery)

Old owner had some small horses, he left some harnesses or whateva they're called in the basement. I dont know for me tho

I was thinking more some goats & chickens.

My agent wanna go half on a weed greenhouse. They just passed the bill in GA to legalize manufacture & grow operations.. so Ima definitely apply for that

I think its finally sinking in. I been so busy with work and thinking about my ex.. I just gotta live in the moment and celebrate myself.... even if I have to do it alone!

Definitely my type of place, there's a Creek behind my present spot .....

I need some ideas for master bathroom & kitchen. I dont think current layout is a good use of space

I'll try to get some before and after joints together.
Upgraded the electrical
Upgraded the furnace
Combined two bedrooms and added a bath for a master suite on the 1st floor
Added a 3/4 bathroom on the 2nd floor
Updating the existing bathroom on the 1st floor. It was going to be converted to a powder room, but will be a full bath
Full kitchen gut and remodel
Refinish hardwood floors
Adding a rear deck
Upgrading driveway from ribbon strips to asphalt

Bathroom vanities are expensive as fuck! To save money, I bought a preowned "solid wood" vanity from the local builders surplus place. Bought a new/never used quartz vanity top from Facebook Marketplace (don't sleep) and ordered a slick Kohler square sink from Amazon. Oh and picked up a nice faucet from Home Depot. All in all, I spent about $350 on what would have cost me about $1500 if I had bought it out of the store.

Props. That house got good bones. Needs some updating but nothing major. Start where you lay your head at then move to the next room. Take your time because once it's done your gonna sell it and buy another one. Get all your money back plus profit. You never coming out of pocket to buy another house.
