Lost my ass on the last custom build..subcontractors not gonna finish on time..drywall man hung me up for a month..hell my fee was 50000.00 lost 22000 of that on my budget for the stone,drywall delays, flooring.. only way I came out was the 190000 dollars I made on MY TRADES..MY Workers...pulled me the fuck out..so if I build these days..it's gonna be a spec home.. straight cookie cutter..brah

My friend with the Gwagon is building a custom home for his mom right now and it's an absolute mess with subs not showing up and them going back to fix bad work done by a sub who won't stand by his work. it's scary but I must have a custom home if I'm to spend over $500k on a house.
