When you buy a house have the home inspector say you the copy of the report before the realtor sees it

Been 18 years since we bought our house. Don't even remember the realtor's name. She was nice though.
 
You always get your own independent service provider. Also , you will notice that the inspector will limit his liability to the amount of his fees.

I used my agent's inspector. I knew my agent from the gym, he did good.
 
This is a crazy story, sad that happened to people's who were gullible to buying a home.

But that realtor, I would of been so mad that I would of wanted to check them.
But a lawyer is the right way, sue the brokerage for all repairs and keep it moving.

I know many realtors, a ton because of what I do. Also knew many mortgage brokers and companies who did madd shady shit to close deals in Queens and Brooklyn.

I've never heard of fudging or omitting parts of an inspection report but it really wouldn't surprise me.

On one of my houses, I had one hell of an attorney, she no joke at putting shit in escrow that the seller's agent tried to fluff over.

It's a sad story, but I'm sure it happens many times in the game.

Buyer beware.

Like because I bought the house in the summer and the gas company couldn't come out to start the heater. So she made the seller give us $2,500 in closing in escrow for 6 months or sooner until the gas company could start the heater. That way if the heater didn't work, I could buy a new heater.

Which I ended up replacing after one winter, long story.

o. another note. You can become an home inspector by programs in some community colleges. Most inspections start at $400 and can turn into a successful money maker
Truck,ladder,insurance etc and your on your way
 
In Cali, most lenders will hire the inspector themselves (the buyer and/seller will ultimately pay though). They won't ask an agent to do it. They already know that nepotism is rampant.

Most people don't know an inspector, so they'll ask the agent for help finding one... which could be disastrous. But, "Google" is your friend. It's nothing to look up certified home inspectors.

In the past, you would be correct. Now though, most inspectors would not put their licenses at risk.

Inspectors and Appraisers were hit hard for lying on these documents. 2006-08 was no joke for the real estate industry. All kinds of new disclosure laws came out of it. It isn't worth it now. I'm sure some inspectors may lie for a lender or agent, but most won't anymore.

Who initiated contact? Did you independently seek her out or was she the realtor listed with the property?

How many families have you referred her to?
She sold my sis-in-law her house, so she hooked us up with her, and she's also worked for my younger brother. I recommended her to him.
