Like because I bought the house in the summer and the gas company couldn't come out to start the heater. So she made the seller give us $2,500 in closing in escrow for 6 months or sooner until the gas company could start the heater. I would think there is more room for nonsense with the lender than an agent.In Cali, most lenders will hire the inspector themselves (the buyer and/seller will ultimately pay though). They won't ask an agent to do it. They already know that nepotism is rampant.
Most people don't know an inspector, so they'll ask the agent for help finding one... which could be disastrous. But, "Google" is your friend. It's nothing to look up certified home inspectors.

o. another note. You can become an home inspector by programs in some community colleges. Most inspections start at $400 and can turn into a successful money maker
