$9k a month really isn't that much..........that's pretty low for a dentist, must be fresh out fo school.........

Yeah, just wrapped up my residency. This is my first crib. Just refuse to let all of that tax $$$ go by being a renter. It's not the world, but I'm happy for the most part.

This thread is a lie. There is nothing new in Cobb county for under 250k Give us the name of the builder.

i don't know if the OP is lying or telling the truth, but there are builders in cobb county with prices below $250K.

Absolutely nothing of that size or quality is in Cobb county below $250k. If there is, it means there are big good quality single family homes nearby going for $200k. If so will the OP please pm me with the info on location and I will pay his first mortgage as a finder's fee. Powder springs is excluded.

Also, the advise about the car. There is no reason that you should be looking at a car that would throw your debt to income ratio out of whack anyway, not even after closing. I bought a car a month before closing and I was still cool.

Let me know if you need any furniture I have a homeboy that does furniture just above wholesale. You actually pick it up at the warehouse with him if you wish. It is the real and heavy stuff not the cheap cheap but you pay about half of what you would in a store. he doesn’t have the overhead.

I don't move in for 2 weeks, but this is it. Good looking out to all the fam who shared advice. Ain't pay shit during closing and got 10K in upgrades...Enjoy the pics!!!

This is up next. Young brothas...always get the home 1st. A car note kills your debt to income ratio and would have had me buying something in the 120-130 range. Well worth the wait.

if you waited 6 months you could have got that crib off forclosure for 50 stacks less and bought a s550. its a buyers market and rates are good but with so many foreclosures you could have gotten a huge home in a good neighborhood for the same money

PM me your boy's info. Does he do office furniture too?

Actually there is. There is a community that just went up on Spring St. that we were looking at before we decided to buy the crib downtown. Maybe all townhomes look the same to me, but these seem remarkably similar. Also, there are townhomes back behind Atlanta road (which runs through cobb) that are below $250k..and they are in Sminings. Hell you can find brand new townhomes inside the perimiter for less than $250k.

You guys must not be looking hard enough.

What kind of furniture? Contemporary? Modern? I'm interested if you PM me his info too.

Okay, I going to expose your lying non dentist ass.
First , you claim that you have not moved in yet. This looks like a lived in house. There are drapes left by the former owners. It appears you got this picture from realtors.com.

Second, that fact that you said there are upgrades suggest that you got it from a builder as a new construction. Well, look at the drive way and there is apparent proof of wear and tear and oil stains from the cars of the former owner.

Yeah, LOL, anything built by Legacy communities can be had for under $250k, who wants those:lol::lol::lol:

Damn those cribs are mad cheap. Like going to the dolla store on payday.

Excuse me, but what type of jobs are some of y'all niccas into and think $200K-$500K houses are cheap?

Did you ever bother to calculate the monthly mortgage payment on $500K house?

Thank you very much. I earn a very good living and I think my $275k home is a lot, even though I can afford a $450k home

That's why you are a dentist and not an accountant or financial analyst.

Please tell us more about this "tax $$$" and "renter" that you're so scared of.

I'm not sure who that is, but when we looked at the Mosaic at Vinings it was below $250k due to all of the incentives. That was 6 or 7 months ago. There are also, again, a few spots on those backroads off atlanta rd. (near Old/Historic Atlantic Station) that are the same, and they are all pretty good quality.

Congrats my man. Im not feeling the style of new homes but do your thing. Everyone moving to atl thinking something special about to happen for black people down there.

I looked at those about a year ago, they were $290 back then. You are probably right, builders are giving mad incentives now. But back to the OP, that is not a 172k house in Cobb that he is posting.

Is Mosaic the one on spring road right off south atlanta?

congrats.........I just bought a house with a huge backyard on the west side off howell mill for $180,000. 5 minutes to 17th st. inside the city............it's a blessing. my neighbors got cribs worth like 399,000 but the aint got no backyard at all so i feel blessed.

Also I walked in with it worth 50,000 more than what i paid and after a couple upgrades the bank said i should have no problem selling for at least 350,000 plus the area is blowing up, but still hidden, but once bolton rd starts developing more i'm sitting on a nice lil flip.

Also getting a 5 bedroom for 200 in GA is easy, you'll just be like30-45 minutes outside the city and thats with no traffic. I handle alot of business in the city, so that commute daily is a no can do.

I am about to sell off my spot in BK hopefully by next summer...the homes in the A are ridiculous...just had a friend who moved to Dallas said the prices there are ridiculously low too...VA homes are more expensive than I thought...no deals like this (at least I haven't seen any)...Dallas is too far down south for my tastes...and the A is on the verge of a water crisis and I don't know if anything is being done about that...doesn't seem like there is a good place for me to move... :( ...I may have to give NC another look or just stay here...

Yeah right over the bridge. 172k in Cobb could be farther out. Keep in mind that Cobb is huge. It includes Kennesaw, Mableton, Austell, and Acworth so it's possible that he found something out there for that price. The farther out you go the cheaper stuff is.

In any case, I'm trying to give this guy the benefit of the doubt as he hasn't posted any crazy shit yet.

Cool, I am going back there right now to see what's up. I live off camp creek and I am tired of the 7 mile trip to the highway. I have always wanted to live in the Vinings area. My limit is $280k for a nice place. I will keep my S. Fulton home and rent it out

Yes...WHERE?..Please. If they can make it a side entry garage, I'm ready to move.

Hell even if they can't I just wanna go see it for that price..

EDIT:
Ok I found it..
http://www.ryland.com/find-your-new-home/1-atlanta/189-the-estates-at-southland.html

seems to be even cheaper cheaper (prolly without upgrades).

What is the catch??
Is the area bad, or too far...or used to be a landfill..??

Somebody fill me in..

I'm ready to book a flight.

Edit 2:
Ok looks like you can get the same house in different parts of town. The one above is in Stone Mountain.

This one..is in East Cobb.
http://www.ryland.com/find-your-new-home/1-atlanta/1570-canterbury-masters-collection.html

Is East Cobb really worth a $150K premium??
