East Cobb has some of the best schools in Georgia hands down. Walton High School is easily a top 10 school. The elementary/ middle schools are also tops in the state. Pope, Lassister and Wheeler are top flight schools. Schools sell homes and increase property values. 0% crime rate, none of that home invasion nonsense. Swim team in the summer, your kids become incredible swimmers by hitting the water on a daily. 25-30 minutes to the city, can take 75/285/400, all viable options. 15 minutes to new Braves stadium. Some of the best restaurants in Metro Atlanta. 15-20 minutes to Lenox, Perimeter, or Cumberland malls. Whole Foods, Trader Joes, Sprouts all within 5 minutes of each other.

All things considered, easily one of the best places to live in the A. Sorry for you if you buy in the wrong area in ATL. No home value appreciation, terrible schools and crime potential is crazy.

- the best public schools aren't even in Cobb, they're in the counties further out from the metro area. Add in private schools and your entire argument fizzles.

- your travel times don't account for the 3rd worst traffic in the country.
- LMAO @ Whole Foods and Trader Joes as selling points.


If you want to justify your choices to yourself that's one thing, but this...c'mon son. There are lots of other options around this city.

i'm from NYC but have lived in DC for the past 16 years. when i was in ny, i made it off less than 20k a year, but i was living poor. dollar cabs/vans. coco bread, rice, spagehetti, no sauce for dinner. i rented rooms in peoples homes. it wasnt an easy life, but i did it.
if you want to live comfortably in DC or NY, good luck finding your own place for less than $2000 a month.
i would say, you want to make at least 4g's a month. at least.
 
In North Carolina, I would say 2,500-3,500 dollars would have someone living comfortably, depending on what their mortgage/rent is; that's also if they have a two-person household. I am able to save a little less than half my income each month based on what our (husband and I) income is together. However, I bought my house a few years ago before house prices started to balloon again, so we got a steal. What I'm paying for my mortgage is less than what I was paying for my two bedroom, townhouse a few years ago...which is absolutely bananas.

$4000/mo on one house is mind boggling. I can more than afford it but it does not even cross my mind to do it. My max is $2500/mo. That's why I will always remain in Atlanta.

I don't even pay that for my huge office building.

I am talking about in NW DC and you probably can find a place for less than 2g's, but it depends on how you want to live.
About 7 years ago I was thinking about getting an apartment in NW, DC, 20001, 20004 zip codes. Wasn't shit I wanted less than 2g's. Facts.
I'm not a suburb person. I'm not interested in VA or MD, but I understand your point.

I learned my lesson during my last marriage.

We lived in East Oakland in a huge 3 bedroom apartment for $1,100/ month nothing included. One room for storage, one for us, one for the baby. I lost my job and couldn't legally make the rent so I fucked around and went to jail.

My wife died after I got out. While going through the storage I realized that most of the stuff in there hadn't been used or even looked at in over a year. Our child, which got taken away, barely spent any time in her room and usually slept in our bed.

Looking back I realize that if we would have made better use of a smaller space I never would have had to break the law. We also could have afforded to move closer to downtown which would have made it easier to get another job. We literally wasted thousands of dollars this way.

As much as I'd like my own apartment I have vowed never to pay for more space than I need. I've also learned that for about $500 you can easily turn a studio into a 1 bedroom.

Thats where I fucked up... I had the choice of LA or Dallas...

Had I chosen Dallas, I'd be living like a fuckin King. My salary there would be like making 300k a year here, with no state income taxes... money was secondary to family stability though


I regret it, but my wife wanted to stay closer to home.

I work in the property management industry. These companies are fucking renters over big time. They use the term, "Market Rate" to raise rents in the area. I'll give you an example: A two bedroom cost $1700 a month and a one bedroom is 1400. Now, I have a 4 bedroom house with a two car garage and pool. My mortgage is only $875 with tax included. I have a 30yr at 5.25%. When I talk to the renters and tell them what I pay a month, they almost want to cry.
 
Here in Houston you can live good off 3k a month and real good off 5k a month.
If you bringing home 3k after taxes meaning atleast 1500 every two weeks, you can not have a car note or child support or any bullshit taking money out your house.
If you bringing home 5k after taxes you can afford to have a car note etc.
Food is cheaper here and Rent and Mortgage is cheap.
My Mortgage is cheaper than some folks i know rent and i bought my house new in 2007.
Essentially you can survive off 40-50k and live good 60-80k.
Some of this will depend on your taste as well if you have expensive taste or a drug habit shit will get tight.
if you making a 100k here in Houston you balling...

5.25% how long you been in your house? If you been in the house 5 yrs or longer why you did not refinance the last few years when rates were low? Anyone with a home they been for five years or more there is no way you interest should be close to 5%. Of course this depends on closing cost and other shit you may get charge during a refinance but its worth it.

Got my place back in 2000. I've had countless people and companies try to get me to refi it. But, I'm good. It's almost paid off and I'm selling it within the next 2-5 years depending on the market.

my wife is a hygienist @ $32/hr that alone is 5k a month
her rental property is 1500 more

maxxx computers alone brings in 45k-60k a month avg and in february, march, april, november and december that jumps to 80k-140k (christmas shopping season and tax return)
credit reporting in the first month i've brought in an additional 2k

and marlin payments financing that i do is at minimum going to bring in another 20k a month on financing service fees.
