Before any of the usual bitches and the charity lovers start to flap their fucking mouths as usual....... My situation....

I'm not a rich/fat cat landlord.... I got a slick ass tenant that hasn't paid rent since last July that's in my fucking wallet for $15,600 plus $1500 in late fees....$1300/mo rent..... slick bitch also never put the utilities in his name and was living off it being billed to the previous tenant, who moved to of all places...Florida last May, ... it caught up to them last November and they sent me a text about it.... I called PSEG and let them know. told them there was a new tenant which I could give a copy of the lease and all of his info...They tried to blame me... I said FUCK YOU....you know that I can't do anything with the utilities. The previous tenant has to have it taken out of their name, otherwise if I did it, it could be considered an illegal forceful eviction, even though they had moved. When they realized that I wasn't stupid, they put it under "unknown" name. They still couldn't even schedule it for a shut off even though they had started sending out shut off notices on July 19th, because since it was now under an unknown name and if they put it in the computer would kick it back cause it was unknown..... :hmm: . I had an epiphany three weeks later during a late night dump in my second office. I called PSEG and asked, since I'm the owner of the property, why can't I have an unknown name account shut off. They said that someone is living there....:hmm:. I told them that that's why you fucks stay losing money.

Now keep in mind... I'm not a cruel landlord. I'm not trying to make money off of late fees... they're there to encourage the tenant to pay their rent on time. On the first like stated in the rental contract that they sign. And even then, I can't charge them until five business days have gone by, meaning that sometimes if the first falls right, I can't charge them until the eighth. And for the "I don't give a fuck when I pay tenants"... it's there to fuck them in their asses....with a dry cactus condom... it's broken into to charges. $50 on the fifth and another $76 on the ninth.... and best believe I won't say shit on the fifth... I wait until the ninth and the second fee kicks in before saying a word to them...:yes:... and if the max for NJ wasn't $125....I would charge more.

As far as giving them a break if they lose their job? Give me a break paying the mortgage...Not asking to skate, but until this shit ends.... just tack how many months I get a break onto the end of my mortgage...:dunno:

NJ didn't have a rental relief program that the government let landlords get grants for tenants that couldn't/didn't pay rent??

In NJ the laws have been pro landlord for years if they had their shit together.

That's why I was asking where he lived. Folks have been getting 12 mos back rent and utilities paid. He needs to make them sign up for rental relief, they pay directly to the landlord/utility co.

In NJ they couldn't give that money away. They did different rounds for those who missed. The last one ended this month. So, if you were a landlord there should be no real excuse for not getting that back rent in NJ

I'm not mad at you. it's a bad situation all around made worse by some tenants who, instead of being honest and working with you, and doing what they can to pay what they can, decide to take advantage of the situation. But also some landlords would put a family out on the street knowing damned well during covid there is no daycare, lots of businesses were shut down, etc.

get your money as best you can. and fxck a tenant who is on some take advantage shit. i wish you the best.

there should have been a rent moratorium AND mortgage moratorium for for owners of rental properties.

Ah naw, this ain't right or cool!!! I'm not trying to start a fight with anyone but OP's statement has nothing to do with property / building maintenance, the issue is about tenants paying rent. Personally, as a landlord, I am extremely empathetic towards tenents and how they have been affected by this Covid situation, because I too have been affected. However, as the OP stated the "Banks" don't give mortgage breaks to its lenders and they can afford anything and everything they want to do. It is stridently unfair to frame OP as being " too broke to be a landlord and living above [his] means. Unless a person is your under the age of 18 child, no one has a "duty" to provide anyone else free-living accommodations. Yet it is also in all of our best interest to be our brother's keeper, as best as we can.

I've only ever seen people have their stuff thrown out on the curb.
That ain't my problem either..... once the courts give you possession..... they get served within eight days..... they get three to gtfo..... then you go there with a court officer to put them out with whatever they have still in there and I change the locks.... if they were too stupid to find somewhere else to go or put their shit in storage.... oh well... anyone I've evicted before has just gotten out with their shit or left whatever shit that they weren't concerned about in the apartment .... only one time did some ratchet ho try to tell the court officer that they needed a couple more trips..... she said put your stuff by the curb and come back... and yes... she had muscle with her as well as being armed herself

You're a fucking idiot that's obviously never owned anything but a refrigerator box to live in..... due diligence was done and is done on every tenant...... credit checks, criminal checks. eviction record for any evictions...... it means nothing.... anyone can turn into shit and everyone shows their best when being interviewed.... it's always hit or miss in the end.... this is the reason that you were on ignore.... you're the know nothing and are only more interested in trying to make your own ignant ass look smart and clowning in a thread.....And the back rent?.... that's what the collection lawyers and the courts are for..... you're stupid enough to think that they should stay and continue not paying.... continue to rack up the losses.... if it wasn't for the COVID closing the courts I would've had him out in three months tops.... before he racked that bill up.... keep the security deposit and I might end up being out a months rent... cost of doing business.. and put in a paying tenant..., haven't evicted in like 3-4 years...... all my other tenants pay their rent..... with only one who was cool needing a little help.... I put her in touch with Newark Emergency Assistance and they paid her back rent and she's been on point since.... you have never been a landlord and you will probably lie and say that you have..... FOH
