Landlords with just a few tenants have been hit hard. It's those bItches with 100 units that this law should have been intended.

In NJ the laws have been pro landlord for years if they had their shit together.
You must live in a part of Jersey.... that ain't a part of Jersey.... the laws are very tenant friendly here.... any Jersey lawyer will tell you that Gazoo.... I've been to court enough the last 18 years with both my properties..... you're supposed to be able to make a lease with rules that the tenant agrees to when they sign it..... and even if they agree to move if a rule is broken you still can't put them out....they're the only ones that I know that can sign a contract and get away with breaking it

In NJ they couldn't give that money away. They did different rounds for those who missed. The last one ended this month. So, if you were a landlord there should be no real excuse for not getting that back rent in NJ

Point I was making is this. There were several programs for rental assistance. as I said, they couldn't give it away. Not enough people applying for all those grants they had for Covid.

Honestly, if you wanted your cash you could have contacted your tenants. The form took five minutes. I did it for two of my businesses because the companies wanted there rent even if I had to close for over six months. The money went straight to the owner.

There were also special programs for parts of Essex and Union counties. They were on about 4 rounds and the last one ended in July. I was able to keep my businesses open while not even earning on grants during this pandemic and I was only fully able to open Memorial day and still not earning anywhere near what I was but those resources kept me afloat.

I understand you have to do what you have to do and some tenants are who they are, but shit could have been done. The last I heard there was still a lot of money left for rental assistance. They were begging people to apply .

Dude gives no fux.... he won't answer the door.... the phone..... return messages text or voice.... when he let the exterminator in last week..... it was after fives times trying to gain entry before.... you can't help some tenants.... even when it's available..... I've worked things out with three other tenants...... explaining what I should do repeatedly means nothing.... those roads were already driven with those that wanted it... and I always asled my lawyer or realtor of anything available... one of my coworkers gave me a link for help with landlords that I'm looking into.... and you have a business....not a rental property.... which the loan would not apply to

Send him a letter with the info of where to go and what to do. Online links, phone numbers, etc. He might be living the highlife or he might be hiding out because he's broke. If he's not leaving the house, unless he's working from home, it's the latter.

Ok. I understand about your tenant but I also know of some folks who got rental assistance for the apartments. Also, real estate company that I was renting from told me they were getting these from tenants in their apartments.

Now, you just have a shitty tenant and I understand that.

He was sent the link.... no response....... a letter will do nothing.... and I know that he receives texts as well as can send them.... when the pilot light on his hot water heater went out.... he sent me a text accusing me of turning it off as well as his heat..... and was going to run the water 24/7 until it got hot...... I called the plumber.... he relit the pilot light on the water heater and replaced the thermal conductor on the boiler .... a $12 part easy to replace....he wouldn't answer the phone or let the plumber in to check his thermostat.... and his heat? Bitch never put the utilities in his name

I'm not a rich/fat cat landlord.... I got a slick ass tenant that hasn't paid rent since last July that's in my fucking wallet for $15,600 plus $1500 in late fees....$1300/mo rent..... slick bitch also never put the utilities in his name and was living off it being billed to the previous tenant, who moved to of all places...Florida last May, ... it caught up to them last November and they sent me a text about it.... I called PSEG and let them know. told them there was a new tenant which I could give a copy of the lease and all of his info...They tried to blame me... I said FUCK YOU....you know that I can't do anything with the utilities. The previous tenant has to have it taken out of their name, otherwise if I did it, it could be considered an illegal forceful eviction, even though they had moved. When they realized that I wasn't stupid, they put it under "unknown" name. They still couldn't even schedule it for a shut off even though they had started sending out shut off notices on July 19th, because since it was now under an unknown name and if they put it in the computer would kick it back cause it was unknown..... :hmm: . I had an epiphany three weeks later during a late night dump in my second office. I called PSEG and asked, since I'm the owner of the property, why can't I have an unknown name account shut off. They said that someone is living there....:hmm:. I told them that that's why you fucks stay losing money.

Now keep in mind... I'm not a cruel landlord. I'm not trying to make money off of late fees... they're there to encourage the tenant to pay their rent on time. On the first like stated in the rental contract that they sign. And even then, I can't charge them until five business days have gone by, meaning that sometimes if the first falls right, I can't charge them until the eighth. And for the "I don't give a fuck when I pay tenants"... it's there to fuck them in their asses....with a dry cactus condom... it's broken into to charges. $50 on the fifth and another $76 on the ninth.... and best believe I won't say shit on the fifth... I wait until the ninth and the second fee kicks in before saying a word to them...:yes:... and if the max for NJ wasn't $125....I would charge more.

As far as giving them a break if they lose their job? Give me a break paying the mortgage...Not asking to skate, but until this shit ends.... just tack how many months I get a break onto the end of my mortgage...:dunno:
