When you buy a house have the home inspector say you the copy of the report before the realtor sees it

They will hire friends, family and just like in the video alter reports.

If you knew an agent you wouldn’t go get a realtor. People don’t have home inspectors on deck like that. And folks rarely mess with their agent after closing.

Exactly, you niggas giving bad advise. Have been an agent on hundreds of homes sales. The average home-buyer has no fucking clue about a damn home inspector or how to find one, much less how to read an inspection report. Sounds like in this scenario the home inspector fucked up as well. The home buyer pays for all services so the inspector should have sent copies of inspection report to buyer and agent. I can't tell a home inspector to only send me the report on something the buyer paid for.

Point is hire your own independent home inspector. Contact the city office for a list.
Yep and you really Need to get a independent home inspector right now with newer houses because a lot of these newer houses are built super cheaply you better off getting a Old a House 10 years or 20 years of age if you can.

Seems there would be no benefit. Unless they wanted to fuck over the buyer for some personal reason.
Trying to make a quick buck but they got caught but this was very dangerous I’m pretty sure they are going to take this agents license.

You'd be surprised what the average person does not know how to do. I deal with it everyday. This is America man. And sadly about 90% of my clients are my people. So I come to my conclusion from 20 years experience.

The best advice would be to vet your agent thoroughly and to trust but verify. If you don't trust your agent, you have not done a good job selecting him or her. Advising someone to never go through their agent for services is bad advice playa.

It's no different than a record company providing the artist with their lawyer to read a contract and advice the artist. If you get your own people and it doesn't workout. Then you have no one to blame but yourself.

Bruh when I say agent, I'm speaking of a buyer's agent, not the seller or seller's agent. I thought that was understood. Of course trusting a seller or seller agent would be nuts. But for you not to trust your buyer agent who represents your interest in the transaction would be nutty as well.
 
In Cali, most lenders will hire the inspector themselves (the buyer and/seller will ultimately pay though). They won't ask an agent to do it. They already know that nepotism is rampant.

Most people don't know an inspector, so they'll ask the agent for help finding one... which could be disastrous. But, "Google" is your friend. It's nothing to look up certified home inspectors.

Yes I am speaking of the buyer's agent. Is the buyer's agent not trying to get you to buy a house so that they can get their percentage (their interest)? It's a conflict of interest.

Doesn't your doctor want to get paid(their interest)? How about your lawyer or dentist(their interest)? My point stands. If you have not done a good job of vetting any of these professionals up-front, you get what you get. Again do your due diligence before hiring any of these. But once you hire them you should trust, but verify any information given. Of course a buyer can find their own inspectors But to totally dismiss any service they recommend would be foolish.

Its not hard to read a report im sure but it can b hard to find an inspector... when u are going into buying a home for the first time its not easy trusting this unfamiliar territory...

Let's be clear. Nothing is 100%. You can vet any professional all you want and that doesn't guarantee that you won't get fucked. Lawyer, doctor, realtor, etc....
So it is never bad advice to separate potential conflicts of interest.

The people who are buying homes for the first time Need to get someone who knows about realty next to them and who won’t bullshit them
 
I still deal with my realtor as well. I was recommended to her by a friend years ago and have recommended her to multiple people over the years. Everybody always comes back to tell me I like her, she's q straight shooter with no bs.
Ours drop by about 3 times a year just to hang out or bring us edibles. When we go get a batch of cannabis butter, we'll drop by her spot and give her a bowl.
