yeah thats what i did :smh: im just an easy simple no drama person, my thing was, i didnt wanna be chasing nobody around for shit every month, got enuff shit to worry about , figured pay me flat fee Rent/util set it & forget it !! i now regret it :smh:
Never.... never...... pay for anything for a tenant....... even if it's family..... all utilities are always in the tenants name.... then they are responsible for payments....what could be more no drama than that?

sidebar: paying the utilities does nothing but pour salt in the wounds when they don't pay rent.... literally raping you twice

Been researching the landlord game and investment properties. Some of the horror stories I hear make me wish there were a property management company named Garroti, Sicilino, and Gabino. Italians in jogging suits that would just collect and 'send messages'. One common theme I see is that being nice always gets people burned. It's fucked up how kindness is taking as weakness. Snakes ruin it for the people who need breaks and don't plan on taking advantage.

This COVID shit seems to really have people taking advantage of landlords.

i can almost bet she been collecting unemployment, the bitch is scamming , im thinking of hiring a private investigator on her ass cos if i take her to court and she lies on the stand i can pull up the receipts , NY is one of the worst states for landlord protection
 
The story smells if bullshit, it takes years for a bank to foreclose on a property.

Section 8 is cool until one of them fuckers calls and says my outlet isn’t working and the landlord hasn’t fixed it. Them payments stop immediately. They don’t even check to see if the outlet is broken. Started dealing with city feps but they send you some of the worst tenants
or until the tenant loses their voucher. Then your really fucked
 
I’m in NYC. Not a slumlord either however tenants who know they are facing eviction will pull out all the tricks. Once had a tenant bring a baby to court that they borrowed from a friend. Judge said I can’t throw a women with kids out. I proceeded to explain how she had no kids. Judge sided in her favor. As we’re walkout she says in front of both our lawyers I know the system better then the courts and I’ll leave your house only when I’m ready to
That is their favorite line. I had two family members tell me the same.

That area already hood..literally up the block on 7th ave is the projects... on the other side lenox ave is pretty much a food scene/lounge scene..hell jacobs the pay by the pound food buffet right up the block between 128 & 129 and Lenox ave.. that area was actually popping during the summer... madddddd broads walking up and down certain days.. food and places with drinks always bring out ass and man oh man pussy was an abundance on Lenox during summer especially on the weekends... man the good weather need to come back extra fast

My plug was fucking around the other night wasting my time and I decided to grab something from Mc D's, then seen Harlem Nights was popping outside. I said fuck that and went there instead and got 2 Long Island Ice Teas and a new bitch's number.

Rent control in NYC still exist. Lets be real about this, somebody is wanting gain control of that apartment. In all likelihood that is a rent controlled apartment. Whereas rents can only be raised a small percentage point or two. So he's not paying much and can't afford the increase they're demanding.

In New York City that apartment today would bring in hundreds more per month minimum. I would love to see it.

Rent control and rent stabilized are two different things. rent control never raises and if you aint have an apartment lease before 1974 you wont get one. Rent stabilized leases raise 2-5 percent each year then it depends if you signa year or two year lease.

Real Estate is still a very solid investment!!! Yet this renter not paying rent situation is some bullshyt I am all too familiar with. California, specifically the Bay Area, enacted those same kinds of rent control laws several years ago, and I went through the same thing this guy is going through. In the end, I wasn't able to retain the building amongst all the other fraudulent bank shyt going on at time, but I escaped the foreclosure hit through a short sale. Now I exclusively deal in the "South", Texas & Louisiana where the rules of engagement are a bit more reasonable and fair towards the lanlord. The Rent is due on the 1st. If no payment, the late notice is given on the 3rd. Still, no pay, the pay or quit notice is given between the 5th and 7th. Still no pay by then, that's when the doorknob device goes on all entrance doors to the unit, and the notice from the sheriff / constable gets posted on the front warning the tenant that all articles in the dwelling are now subject to lien sale and any entry into the dwelling is now considered burglary in the 1st degree. A court date is normally set between 10 and 20 days to adjudicate the matter. See, they'll be none of this "weaponizing" of the procedural aspects of the court system so as to escape having to answer to essentially what is a "contract dispute', to where both the factual and contractual circumstances are indisputable!!! At most you suffer a months lost rent, and any damage to the unit is settled along with any back rent there in court!!!

Straight up, there is no excuse for not paying your rent now. If a person isn't working, that's their bad.

If the rent is too high, they need to move.

The door-knob device is essentially a metal casing that locks and completely surrounds the knob portion of the lock from the outside. It keeps them from being able to insert a key into the knob to open the door. I'll try and find a picture and post it.
