In reality, this guy is a 50-60 year old grandfather with a handicap sticker. If he ever was in the game he left it a long time ago.
That being said, the police advised me to file a restraining order against him. It will prevent him from entering the house.

You should deduct shit from the rent, that is the law.
You can't deduct shit unless you paid for repairs or the like after notifying him in writing that the repairs were needed and he refused.
You can with hold rent but you have to place the rent money in an escrow account and when you go in front of a judge you have to prove that you were ready and able to pay the rent...So that account better have all thats owed

I don't mean no harm man but you should have thought this one through. You can't use ghetto legal advice in rent court or small claims court or whatever. You gonna have to take the "L" on this one man.
You should have gotten some real legit legal advice on this before you decided to employ an act of tenant rebellion against your landlord. I know we get heated and wound up sometimes and get caught up in the moment but dude was pretty much spitting truth.
I don't know the local California laws for tenant/landlord disputes in your area but this sounds more like a personal beef than it does an actual legit legal dispute.
And dude talking about don't go to sleep was hilarious. Good thing you recorded it but even that recorded evidence may not be admissible in certain cases. You just gonna have to eat some humble pie, pay for the repairs and an exterminator service and pay your back rent. And keep your receipts and keep it pushing.
And it might be a good idea to start looking for another place to live.
