My mortgage and school loan is paid in full. current home is worth about $200k, 1500 sq. ft. townhouse south florida

I'm planning to start buying some commercial real estate, kind of waiting for the market to turn a little.

I’m in exactly the same situation. House and student loan paid off. I have a super nice commercial building that houses my office and two other professionals. I know I’d piss off my usual followers if I disclose the market value of that property vs the loan balance , so I won’t do so.
I bought it during the short sale market and it’s worth 4.5 times what I paid now. I actually got offers for it but I don’t want to be a damn tenant in my shit.

I finally feel like an adult, even though I still want to get from underneath my student loans and my mortgage.

I own a rental property that is a three story townhouse in Fairmount in Philly that gives me $700 cash flow.

My house is about $2,900 a month but most of that shit is the property taxes because I live in a suburb that has high school taxes and no real businesses as a tax base to offset the Synagogues and Churches that over populate the area. Still, for 3,500 sq ft in this area it ain't bad.

I own a franchise with my wife, just got a new higher paying gig with a title bump, and my kid started pre-school.

Most of y'all don't give a fuck, but it feels good.

Funny enough, the stories (whether real or fictious) are motivation and inspiration to do better.

I still have a ways to go.

I would love to own a multiple multi-unit apartment buildings and basically live for free while making money, but I need to get the loans out the way.

Unless someone wants to school a brotha in doing so...
 
$1325 for 2300sqft & 1/4 acre land on a corner lot. Got the home for $190K in late 2015 & now I'm seeing redfin estimates for my home value sitting around $225K
 
Last week I looked at the market & saw how much everything is going up. The community where the townhouse I used to rent for $1050 now starts off at $1400 :eek:
 
Home is paid for. Saving for a 2nd property at the moment. The westcoast market is some expensive bullshit. Current property went up an unexpected 23% in assessed value since last year. Might hold onto it as a future rental, or just say fuck it and sell it while it's still valued higher and put that towards a larger future purchase. Still undecided. Property is 10 years old, and bought it 8 years ago.

My property is a block from Kelly Dr., near the Art Museum. I bought and lived in it until we had my daughter. It's a trinity, so the steps are narrow, but it's very spacious for the area.

Zip code is 19130.

Prices in the area are a bit steep. Even in East Falls, where we original rented you can barely find property there. That zip is 19129. I'm actually looki ng there because I know they are about to develop more lofts in that area along Kelly Dr. and the Schuylkill river side.

They are about to develop the shit out of that area, even along Allegheny. If buy any property close to Kelly Drive because it will be developed within the next 5-10 yrs like Northern Liberties, Bella Vista and University City were.

2500 sqft, 3 car garage, built in 2016. $295,000. Going for $315,000 now, only 5 more lots. $1500 including taxes and insurance. 10% down, 3.75% fixed.
