Eviction Notice Template

This one has always worked for me.

U can use WinRar to open both rar and zip files. Btw, good luck evicting anyone in winter.

That will be the challenge man - it is VERY difficult to Evict in Northern States during the Winter months ... especially if Children or Elderly are involved. (Southern states it isn't a big issue.)

Depending on circumstances, don't be surprised if the process is stalled for 90 day continuances etc.

Peace

damn. even on month to month and no government money involved??

WARNING - WARNING

You know as Landlord you cannot post an "eviction" notice. That has to be posted by the Sherriff's department and served by the Sherriff in order to be legal.

You can post a notice of intent to evict or notice of intent to sell.

Make sure you absolutely understand the landlord / tenant laws in your city or county, becuase if you do anything to remove these people, althought they didn't pay rent, and you didn't do it to the letter of the law and file all the appropiate notices YOU WILL GET FUCKED BY THE JUDGE IN COURT AND HAVE YOUR OWN CASE DELAYED/DENIED.

I was curious and had spoken to a legal service back in February..the lawer said it hard no more to put the bishes out in the winter...even with kids...:smh:

It's extremely difficult. See my post above. It's fucking ridiculous how long they can stay. One person nearly put one of my properties into foreclosure b/c they were legally allowed to stay for 8 months(!)

 What the heck man? Where was this located and what took them so long to process the paper work?

That is very true...evicting someone here in Mass is a slow painful process, for the landlord.
Shit...I'm like how the Jews say,"never again"...would I be a landlord.

Mostly correct. You have to serve a "Notice To Quit", "Eviction" etc (via Certified Mail, Process Server, Constable -- depends on your State) and the Terms depend on your Lease agreement. THIS VARIES GREATLY FROM STATE TO STATE. Best case is when it is due to non-payment of rent (some States you can give 7 Day Notice to Quit for this).

And yes, do not DARE touch their shyt or try to put them out yourself. It will be a MAJOR legal loss for you if you do.

Also, if it happens to be a multi-family that you also live in one of the Units that is MUCH better for you; because it is also, in effect, your home as well.

Bro, that was February -- it would have been best to get it "popping" during the Summer. Also so that you could fix/re-rent by Sept 1 (the magical date that most people start renting on ).

Now it is almost Winter -- this is a WHOLE new ballgame
