If you are looking at houses from the stretch of street from Krispy Cream down to the krogers on the back side... It's kinda hit or miss homes behind the church on the corner are really nice ... Some are kinda expensive. Have a client who has one of those historic homes.... But..... There is a considerable amount of crime in that area. That area has been the hot spot for drugs of all kind thru the decades.

I had a town house in a development right across the street from the west end Marta station...my 1st joint.. Still in college:lol::lol::lol:

Sold that shit as soon as I learned better! It's cool because the hwy is right there as is the train/ bus station & the ghetto mall. Shit be poppin in the summer time!!!! & a few good places to eat.

Outside of that .... Can't see a reason to buy a house in that area! Fuk that shit! Try further down on cascade road' Lotta old black money! Nice brick homes! Niiiiiiice brick homes!

The west end been trying to make a comeback since 94!! Dnt get me wrong !!! It's a nice neighborhood that can be much much better.

I Dnt think the area will improve until some shit happens like it did in castleberry hills ( the old industrial area) I brought a loft in this section of town which isn't far from the west end. It's closer to downtown... Lot of nice places to eat / socialize... Walking distance to Philips arena/ convention center, & magic city! High traffic area for the college pussy too... Also a place where lotta nice shit happens
 
I Dnt think the crime is any worse that what you get in nyc .. Living in Harlem. It's cool really... Pp coming up / power couples love in the area. Those homes are kinda like my brown stones... You can def feel the energy on the air!

Actually you hardly ever hear of anything happening near the west end. My kid bought a new condo right behind the west end and got like 25k in down payment assistance. And there are programs the give like damn near 50k in assistance. Theres more crime in Fayetteville than west end. Do your research doc. Just saying

i stay in buckhead now and i would like to say this is a young mans area.


What i mean by that is its a lot................a whole lot of pussy in this area i stay right near Lindburgh marta station around the corner from wet willies n Tongue n groove and the GoldRoom. You can literally seat outside and pull drunk bitches coming out the club.


Since i got a old lady now it made no sense to move in this area but i just had to get one last taste of the life before i get this crib and cool out.
 
I live in Bermuda but got a spot at the twelve atlantic station, I see lots of pussy round there don't see much butty boys. I bought my place in 2008 and im glad I chose this area. I would not chose this for a family but for a bachelor I would recommend it.

That is typically how it goes. I work at a Fortune 25 company and niggas stay moving here from larger cities getting ripped of by paying for a "luxury apartment". I just shake my head and laugh. A damned house in ATL is $60k-$75k in a decent area but SOUTH of I-20 or EAST of I-285. Atlanta is the only place I know of where people live in a certain part of town just because THEY think it is prestigious.

My ass from da Southside and it ain't shit better to me. I just got back from Greenbriar and da Marketplace off Camp Creek shopping for da fam gifts. Only down here would you find a kiosk with classic black movies from the 70s-90s on DVD and bumpin' dat ole Alexander O'Neal:dance:

Why pay $800-1000 for a 1 bedroom apartment in Sandy Springs, Roswell, Brookhaven, Lawrenceville or $1100+ for Alpharetta, Midtown, Lindbergh, Buckhead etc when you can lease a modern (less than 15 years old) 4+ bedroom house south of I-20 or east of Wesley Chapel?! If you have kids, it makes sense to lease a house instead of rent an apartment. The Southside ain't that bad, its pockets that is hot but just avoid 'em and settle in Sandtown, Fairburn, Lovejoy, Stockbridge, Hampton, Fayetteville or wherever.

I used to live on Peeples Between Ralph david and Oglethorpe. It was a nice quiet block.

Yep, AS is FULL of, I mean infested with section 8 tenants but you would never know because the owners are a bit more selective with whom they let rent their shit. The problem is the niggas that live WITH them bitches...and their clients. Hoes galore. I mean literal pros. Upscale clientele...athletes, rappers, business execs...foreigners, that type of shit. Some pay regular market rate rent, some don't. Few are OWNERS.

You couldn't pay me to live off 17th street. :smh:

My rent in Buckhead was $1125 at what was The Berkshires at Lenox Park. Then $1300 in Atlantic Station. ONE bedroom.

My girl 3 bedroom, two full bath, w/ garage house. $600 /month :dunno:

I could've saved closing costs for a house at least twice, while I was so worried about hoes and luxury all those years. :smh:

I have lived/received education over there since birth. I've seen it change, it's not what it was. However it is being gentrified and there are renovated diamonds around Metropolitan (between the street and Abernathy and the other way around).

If you are looking for a good investment or a short term thing, I say cool. You will not be within walking distance of anything (I'm not walking to the West End "Mall" [that word is used very loosely]) and the public schools are meh.

HOWEVER

If you are like me you are sure to find a home with at least some historical value, which I like.

So I bought a crib 2 months ago. So far no problems at all. Got 30k equity in my home. City gave me 20k to move over here. My neighbors are young black professionals , it's 3 white owners and a Q dog house on my lil cudalsac. I took a bike ride through the westside trail yesterday and this area is ripe for investment. It's so many properties being renovated if progress continues this area should grow. It's two houses on my street being renovated right now. I think this place gets a bad rap, fact is even some black people are afraid of other black people. I will say this I'm single with no kids maybe if I had kids my views would be different but I'm hoping by the time I have a fam the area will be prospering. But it's really nighting wrong with it now it's has it's pockets buts that's everywhere on the beltline

I lived in the West End historic district over 10 years. It is not as bad as folks make it out to be. It is slowly being purged of undesirable elements. It is a good place to invest in Real Estate.
It is getting better every year. You can use Google maps to get an idea of what the area looks like.

If you're young and single, I say go for it. It's not as bad as you think. I lved in the Westend while attending Morehouse and I never had a single issue the three years I lived off campus.

I have a lot of homies that live or lived in the West End. Some cats chilled stacked their bread and moved on and now they have a great rental property. If you have a decent property you can rent it for 500-600 per bedroom whichis likely to be significantly more than the mortgage.

I wouldn't rent to the Morehouse and CAU males (unless their gay) as them youngins be having mad hoes and huge parties. Stick to renting to the ladies at Spelman and CAU and you'll have a great lil investment property! But it has to be close within one mile of the campus.

And it's going to keep going west I've seen white people all the way to Mozley Park, I'm buying my next property off Bankhead
