I live over here bro... I have a 3 story town home. Got it for under $100K. Leaving soon, just got engaged and we need better school district for kids. It is being revitalized. Too slow for me. I have been here 3 years.

No seriously , when was the last time you took a ride through the veins of the city. You just told me to buy outside the city , what you don't realize is white people are buying homes in adair park, summerhill, west end, Capitol view etc. the white population has increased in the city every year for the past five years. If we are not careful this city will become something we never imagined. Buying a house outside the city does nothing cause you don't own any political power you can't vote for atlanta city govt. and Atl holds all political power for the metro area. I spent 4hrs riding through the west side the other day and I saw a lot of young black professionals . Don't fall for the okie doke. White people trying to take they city back. You should look up a book called White Flight Atlanta and the rise of conservatism. Side note I'm 33 and born and raised here so know all about this city I just wanted to hear specifically from someone who lived in the area not somone who was feeding into stereotypes

I lived in the West End historic district over 10 years. It is not as bad as folks make it out to be. It is slowly being purged of undesirable elements. It is a good place to invest in Real Estate.
It is getting better every year. You can use Google maps to get an idea of what the area looks like.
 
I have a warehouse in the MetroLofts, I drive through Adair Park everyday and I see a lot of gentrification. I wouldn't raise no kids there though.
 
As you can see by my location, I live in the West End. Where I live, there is really not much violent crime. The cops patrol and also sit in potential criminal hotspots like the CVS, so crime is down.

The location is excellent...I can walk two blocks to the MARTA train station, and am one block from the 1-20 exchange, so I can reach 285 and 75/85 easily. 5 minutes from Atlantic Station/Georgia Tech/Midtown/Northside Drive.

I honestly doubt I would buy a single family house in the West End, but I know an educated couple that has one and it's one of those nice Victorian renovations. Just do your homework on the street you are looking at...lots of criminal activity goes down on those dark side streets.

Peeples is the street my friends live on. Oh one other thing: Anything even remotely close to the new stadium is a good buy in my opinion. If you ever decide to move on and rent the place out, it's definitely going to be a selling point.

Go to the Atlanta Housing Authority website and the Atlanta Development Authority website. I received over 33,000 in federal GRANT money to purchase my condo. These organizations disburse federal monies at the local level.

If the money is not used it may not be earmarked again, so these organizations want to get people qualified to spend the money. It's a great way for low income people to become first time homeowners and WE are largely not taking advantage of it.

Don't do it to your children...there is a reputable charter school ran by a brother in Omega Psi Phi in East Atlanta but I can't remember the name to save my life!

All I'm saying is if you don't live within ATL city limits you don't have a direct effect towards the city govt. my whole point is ATL was unique because it had the highest concentration of black people within a city. But what happens when all these black people move to the burbs and white people take back the city and we all of a sudden have a white mayor?

:yes: Listen to this man. Great time to get in but don't expect any returns unless you going to rent it out for at least another ten years. Look at how the east side has transformed in the past 10 years.

Actually you hardly ever hear of anything happening near the west end. My kid bought a new condo right behind the west end and got like 25k in down payment assistance. And there are programs the give like damn near 50k in assistance. Theres more crime in Fayetteville than west end. Do your research doc. Just saying
