My fiance and I bought a short sale home, 4 BR, 2 baths in Florida last December for $52,000 (really 58K but she got the government rebate). In February it was assessed at $167,000. Man I'm going to pull the trigger sometime in 2011, I can't stand wearing contacts anymore. The people I know who got Lasik done says the money is well spent.

Pa dukes just got it, and he has been wearing glasses all his life, he said he never saw so clearly before, they do one eye at a time of course he cant wait..

he was a little discouraged at first because it takes a while for the stitching to heal but once it did, he is like :yes::dance:
 
1. Motorola Droid (purchased in December 2009): I use that phone for damn near EVERYTHING and more than a year later, the newest Android smartphones are only MARGINALLY better. I've played around with the EVO and the ONLY think I like better is the bigger screen.


3. BGOL I've downloaded porn (more than I care to admit), music, movies, gotten great advice, tips, had great conversation on contemporary topics and thought provoking issues, etc. BGOL, by far, represents the greatest ROI of any investment I've ever made.

Depends on the home. In short, a bank sets the price of a house they are already going to lose money on, a buyer agrees to buy at that price....

A short sale is when a bank has set a price, well below market value, for a home which is about to be foreclosed on. There is no real negotiation once the short sale price is named, but for a buyer who doesn't want to risk bidding against others looking to grab foreclosed properties, it's a real plus.

Our home, we probably would have gotten a lot cheaper had it went into foreclosure, but then we would have had to compete with everyone else trying to buy foreclosed homes. The owner stopped paying the mortgage and allowed his tenants to live rent free. The bank and the owner agreed to a short sale so they all didn't lose an exorbitant amount, while we made out like bandits.

There are so many homes in Florida, it's ridiculous. After a couple years, if the market is still horrible, God willing, we're looking at picking up another property for rental income.

Stephen is a black man, and he's teaching his son the business so I can respect that. He can cut a full suit, but he's on the high side for a reason. There is another spot on M street at 20th NW I think the guy's name is Craig. I'll check tomorrow and update you. He does full suits but I haven't tried him just yet. I own quite a few off the rack, but I also own 3 custom suits. The good thing about the customs is I have 2 pairs of pants for each and a vest. For shirts, I just go to bestcustomshirt.com since they already have my measurements and style preferences.
 
back in 07 I won an essay contest that got me 5000 bucks. Had just got a degree in a bull shit field that I could not use and if I really wanted to use it, would have been making 13 bucks an hour for the next few years. Instead of buying some dumb shit I used that money to pay for 2 of my 3 semesters to go back to school for nursing. Now I make very good money and have cash in the bank and can pay my bills and travel when I want. Best investment my used to be broke ass ever made.

I am insanely proud of you, bruh. Many folks who do not have see large sums of money as "what can it do for me" short term. Buy a TV, car, get some stuff to impress a badd bitch, etc.. However, you used it to enrich yourself, which puts you in the minority or people by a long shot. Not that my being proud of you means anything, but it takes a very strong and special person to do what you did and not blow it like 90+ percent of Americans, unfortunately a similar percentage of Black Americans, would do.

Very few people I know that actually train with a kettlebell or know how to properly use it for training. I've been thinking of getting one since I hear the workout is intense and you build crazy strength.

I could see people believing that, but in the contacts/connections alone I have made based off of dropping what name schools I went to (for undergrad and grad school), it has paid off well... It has opened the door to a lot of opportunity, but personal and business, for me... I don't know if I'd be as confident in my ability to do what I do if it hadn't been for the money (and time and sweat and tears) I gave toward my post-secondary education...

As of right now, my college degree is by far the best thing I spent my money on. I financed the majority of my tuition myself and only owed $11,000 when I graduated. It took me a little longer to finish up because I was going part time for a stretch but I stuck through it even when people were doubting me. I knew a lot of people who would do at least two years of college and drop out with nothing to show for it, I refused to be placed in that category.

I truly appreciate the follow-up. A great tailor is extremely hard to find and def the best investment by far, and it sounds like this brother may be a winner based upon your recommendation + Yelps. I'm a big fan of custom suits because it's very hard for me to buy a suit off the rack (although I have done well with some Made-To-Measure from Brooks Brothers) that fits comfortably. High School + College football shoulders/arms and a 12 inch drop from chest to waist will leave you with a lifetime of costly alterations. I used to have my suits made by a tailor in Chicago whenever I got back there, but I don't go too often and usually I'm on a family mission and don't have the time to spare when in town. I will be sure to try out Stephen the Tailor. For shirts, I usually use a travelling tailor for my shirts -guy comes over to the area 2 times a year from Bangkok and gets me right. He measures, you check out the swatches - pick collar, cuffs, etc., and he ships them over in 2 months.

Where do you buy your art?

Several different sources. Actually, some of the best artwork I've ever bought (paintings/wall-art and sculptures) came from those African-American stores that you see in the mall (you know, the ones that no one ever goes into...the ones that specialize in African and/or African-American art). I was skeptical at first, but if you actually venture into one of those establishments, you will see that they have some really nice and unique shit.

Other than that, art can be found in the most random of places. If you are willing to spend a little more money, there are art galleries and art shows in your city (not sure where you live, but I'm pretty sure every major city has art galleries). I've seen some great pieces here in Atlanta at art shows.

Your best bet for affordable art is going to normal stores that specialize in art or have departments where they sell art. I've seen cool art at Ikea and I've had relatives that have gotten nice paintings from Macy's (the art at Macy's is if far from contemporary but whatever floats your boat). Even though you can find some cool stuff at a place like Ikea, the only problem with getting you art from places like this is that the art may be affordable and cool, but it is "mass produced" art (which, doesn't bother me if I see something that I REALLY want).

To find some really unique stuff, try these websites (and be sure to pay attention to measurements and sizes...buy a tape measure if you don't already have one). On these websites, you have to sift through a whole bunch of stuff to find something that suits your taste, but it's worth it.

Another one would have to be the $300 that I spent on this surveillance system that someone on the board posted a link to. Just discovered my gutter all fucked up on the side of my house and went to holla at my neighbor about it. He recently had a Uhaul in his driveway moving some crap in/out. He of course denied backing into my gutter. I was able to pull up the footage of him doing so. It quickly turned into,"Get an estimate Dawg". Great investment. Now maybe he'll teach his wife to drive so that she can stay the fuck off my lawn too since they know they're being watched. lol
