I get you. If you plan on getting into a business, the more you know about the pros and CONS will help you tremendously. I meant, I wasnt concerned on what anyone else says they make because It will vary from area to area, and some of It is bullshit like you said. I know alot of people who got fucked all the way over fuckin with real estate without a clue to whats happening... So I kinda stay away from It. I've invested in property in the past, And It can be a horrible migraine. I try to look for the quick flip on those deals with my cuzzo because he knows what he's doin. He tells me how much to give and how much I'll get back, I dont go much beyond that. If you have any Interest in the Restaurant /Bar business, Landscaping or Hand Car washing.. For real tho, I want to try to get into that. In my city the Arabs own just about all the Independent gas stations. They own the damn Drive thru's too ... Another thing I wanted to get into..:smh::smh::smh:

And I tried to partner up several times, They wont budge. Just tryin to see if anybody has an Idea of how much their income might be.. Or If It's worth the trouble.

My fam run a store and after 20years they got their own and now making money. They made close to 700k last year but before you get your hopes up, they had to strectch alot of things to make it happen. Too bad I aint seeing any of it though.

I figured they werent making much off the gas sales, but everything else they sell earns a nice chunk. I worked @ a few many years ago and saw the profitability in it if you were an owner. Just couldnt figure a yearly profit amount was all. I know I was living foul @ the time, meaning It was open season every day on everything from beer to cigs to every fucking thing except gas and lotto. I uhmm... borrowed thousands from them arabs every month and they never figured It out. Computer Illiterate muthafuckas got took for a ride back then..:lol::lol::lol:

No tellin how much they were gettin to not notice that there pockets were light a few G'z every week.

This is a pretty valuable thread. A little advice to those of you trying to get into a business of your own.
1. Remember that when people are telling you about their businesses they very rarely discuss the downside/cons. There are cons in everything. I think it's human nature to make your situation sound atleast a little better than it really is.
2. Discount the money someone tells you they're making by ATLEAST 30%. Most people will exagerate there income as well (atleast a little).

I learned this shit the hard way years ago. I've done a few things on the side. ex. had 2 rental properties, bought and sold cars from dealer auctions, even pre paid legal in college. One thing I learned is that when you're being told about a business opportunity it always sounds a lot sweeter than it really is. There is always shit you're not hearing. Like when I had my rental property. Yeah I made money (not nearly as much as I thought) on the sale of the property, but there are a shit load of fuckin head aches associated with realestate investment that the so called real estate folks I talked to never really talked about not in any detail atleast. All I would hear was "oh, I made a killing on this and I made a ton of dough on that" half of that shit was either lies or exagerations. So my advice would be definitely understand that a lot of folks are exageraters and factor that in along with doing your own due diligence.

I would say your right. I do it, not to look big and bad (some people do it for that reason) but to project success. No one wants to deal with a business that isn't projected as successful. Also we need to know the difference between working for yourself and having a business. When you start a "business" really your just working for yourself. To me a real business does not require you to be there to make money, it makes money on its own. You may have to look into it every now and then but you can go on vacation and it's still running. Even then there is work to do, because you never want to just leave something in the hands of other people to get done. At least I don't anyway.

I must say I'm not there yet and have a long way to go but I did make .34 off of adsense yesterday :lol: its a start. Don't worry I got other things I'm doing too:lol::lol::lol::lol:

Man, I bought some lawn care equipment but I have yet to get a job! I even rode around and called a few properties that I saw were for sale or rent and needed to be maintained, they already got somebody.
This one guy I called yesterday is property manager for 6 connected townhouses, all empty, new construction. Grass is 2 feet tall, saw where somebody had thrown a lil rock through a window, etc. So I ask him if he needs somebody to maintain property, he says that he has somebody(later tells me its his brother), and that his guy(brother) was in a bad accident and is hurt bad and that I should give him a call the next day after he's had a chance to talk to his brother. I ask whats the lowest somebody has bid to take care of the property for him, he says "$20 a unit and there's 6 units, so $120 every 2 weeks, but my brother does it for $85 every 2 weeks" I call today and he tells me that his brother is gonna keep the contract. WTF?

I do deliveries for my mama's furniture & appliance store and this one guy that is an investor has rental properties and buys from my mama all the time, I have to do a delivery to one of his properties... I knew it was his because I had delivered a fridge the week before, so I take that opportunity to ask if he's got any properties that need maintaining and he says coyly, "I've got 30." I asked if I could take care of some of them for him and he tells me about a property he has on Ponce De Leon and goes on to tell me about what size it is and asks me how much, I say $60 without seeing it, you know... just trying to get started. He says he'll give me a call because he wants it done by weeks end. He ain't call me and when I called him he said he still wants it done, but he's going out of town and he'll be back monday. I offer to go by the property and knock it out while he's out of town. He said he'll let me know. He's got an accent, maybe Australian or something.

Lowballing -Never more than half, Unless you can afford to do so...I wouldnt go any lower than that.
Contracts- Yes, about 65 of em now(summer)and a couple charter schools(big yards)
Paying Employees - 2 dudes need there stubs for Probation, The other ones want cash, Just a hustle for them.
Most of the customers pay In cash. I got a few that I trust so they pay by check made out to me.
Advertising- I use yard signs and door hangers, I also put up posters all over the place. That will vary, there are alot of Sign companies that do that shit for the low around here... Gas and misc. shit are about It.

Props bruh for getting the ball rolling. Thats not easy to do In all cases. The first thing That popped to mind when you brought up the Australian guy, was try to make him your first contract. Say you get all 30 yards..... And for Instance you charge him 40 per yard every 2 weeks. Thats 2400 a month only doing 3-5 yards a day for a 7 day work week, skip a week.. Do It again(I would do 10 yards mon,tue,wed to make time for other possible jobs). If you can pull that off place advertisements right in the front of each yard (they look like election signs) Cost you about a hundred for a whole gang of em. If It dosent work with this guy , Break out your Local phone book and start calling the realtors. LOW BALL ANY AND EVRYBODY. You just want to get your foot In the door.

Another thing I thought of, And I did this In the beginning too, was ride around the neighborhood. Always look for houses with handicapped ramps. Get some door flyers and leave an estimate of what you will do their yard for right on their door. You never know what can happen. I gotta lot of elderly and handicapped people that way. I dont have a very big staff working with me so the amount of jobs I have now are just about right, I got 6 guys and about 25-35 yards A week, Cuz some of my Contract clients have multiple properties.

This also goes almost hand In hand around here, Almost all my clients who get lawncare, want snow plowing In the winter, leaf removal In the fall... Sometimes trash cleanup too.:cool:

Thats more bread...More work.

My bar cost me 120k sold to me be a Old lady whose husband owned/ran the place after he died. My only problem was, I didnt know shit about running a bar.:D So I didnt see my Investment back for quite some time.
I Studied some bar tending books while I went along, Cause I didnt have nothing to hire anybody with, After Inventory costs and utilities.. I was Broke..:smh:
Eventually I updated the bar with new furniture, Flat screens and a decent sound system. That attracted a new customer base, for the younger hip crowd. Now I'm the Bar that everybody goes to before the club or on the weeknights during the playoffs or whatever. The lawn care was the same deal, I bought all the equipment, and acted as If I knew anything about landscaping..Then sold my services around the neighborhood lower than anyone else. Once I got a lil profit, I hired some people who knew what to do. Fake It to you make It was In full effect..:lol: The car wash was easy to do ...Anybody can wash cars. It is expensive as fuck tho.

A lot of you cats could learn from this post alone. Sometimes you gotta "READY, FIRE, AIM". So many people have the "READY, AIM, FIRE" mentality instead, and they get stuck on the AIM part every time. The key is to take action and adjust from there. Yeah you gotta plan initially but don't do so much planning that you end up over analyzing and missing the opportunity.
