US subprime lenders targeted blacks, poor: report by Justin Cole

WASHINGTON (AFP) - US mortgage lenders targeted minorities and people with low incomes in recent years as the "best candidates" for subprime home loans, with devastating economic consequences, a report claimed Tuesday.

The report by the United for a Fair Economy (UFE) advocacy group said subprime mortgages, home loans issued to Americans with scant finances, were "ruthlessly hawked" and that a "solid majority of subprime loan recipients were people of color."

Hundreds of thousands of families lost their homes to foreclosure last year after failing to keep up with mortgage payments, a hefty chunk of which were subprime loans, amid a national housing downturn that shows no sign of easing.

Some economists believe the almost two-year-long housing slump could pitch the world's largest economy into a recession.

"The crisis has ruined many economic lives and many communities," the UFE report said, adding that "even a surface check of the demographics shows that, in city after city, a solid majority of subprime loan recipients were people of color."

UFE researchers said Detroit, Michigan has been hit by more foreclosure filings than any other city in the one hundred largest US metropolitan areas, and that it ranks third among cities with the largest black populations.

The report's authors said many blacks and poor Americans were deliberately targeted by lenders marketing a range of money-making home loans that were sometimes confusing for borrowers to understand.

"Hungry for new and different products, the financial services industry added features to these loans -- exploding adjustable rates, balloon payments, penalties for early re-payment -- that hobbled their recipients financially and made it unlikely that they would be able, after a brief honeymoon period, to repay the loans at all," the report said.

The Boston-based UFE, which released its findings to coincide with the January 15 birthday of Martin Luther King Jr, the US civil rights icon who was assassinated in 1968, said pre-payment penalties benefit lenders, but penalize borrowers from paying off a loan early.

The group said that although subprime loans were once a niche product, they had swelled during a years-long housing-boom to account for around 20 percent of all US mortgages.

Some lenders made it difficult for borrowers to understand their loan's full terms and steered customers into taking out subprime loans when they could have qualified for better terms, the UFE said.

The report estimated the total loss of wealth "for people of color" including Latinos to be between 163 and 278 billion dollars for subprime loans taken out during the past eight years.

"We believe this represents the greatest loss of wealth for people of color in recent US history," the UFE said, saying America was entering an economic downturn that could match the Great Depression.

The administration of US President George W. Bush is mulling remedies to bolster the economy after brokering a vast mortgage relief plan last month aimed at helping up to 1.2 million distressed homeowners at risk of foreclosure.

"Communities across the nation are being torn apart. As mortgages go into foreclosure, people move out, houses are boarded up, crime and fires increase, neighboring properties are devalued, and the tax base erodes," Brenda Cotto-Escalera, one of the report's co-authors, said.

The UFE also criticized the trading of mortgages between banks, compared to times when loans were overseen by a local bank manager familiar with a borrower's income and outgoings.

The Boston-based group seeks to address what it says is a widening income gap in the United States, and advocates for a "powerful fair economy."

these lenders look out for white folks and push black folks into situations that they know from experience would land them into problems.

I have dealt with repairmen at car dealerships who tried to con me into buying a new car instead of repair something they pretended not to know how to fix.

I have had arguments from several medical specialist who refuse to send me for an MRI even though I have one of the best medical insurance plans. The level of respect and fairness does NOT exist a lot of times.

Now the difference is that I make over 100k and could afford to look at alternatives.

There are a lot of black folks who don't have that many options...............


To categorize or generalize that scenario, even if it exist to an extent, is not altogether fair...................

Actually I don't think it's that simple. It has more to do with education.
These people target a certain audience that they know doesn't understand the contract they sign. Sure there is a lot of over spending however there are also a lot of folks who are flipping every coin to just get by.

if your credit is descent and your debt to income ratios are descent then you can get a loan for these things. that doesn't mean that you can afford it, but the bank will loan you the money.

that's what's wrong with the country now!

Ok most brokers Lie to the BUYER and steer them to the sub prime cause they know they can get that through with little or no money down! They dangle the AMERICAN DREAM in front of you(No MORE landlord, No more SUPER!) for almost what you paying in rent! Then real subtle they tell you MAKE YOUR PAYMENTS ON TIME CLEAN UP THIS AND THAT ON YOUR CREDIT, AND REFINANCE TO A FIXED RATE AFTER A YEAR! Now some people are hard headed and stay with the APR loan! & get burned! But the problem lies in the fact that RACE plkays a part in what loan you get Blacks making equal or More with the same credit score as whites still get shittier LOANS! The Housing market is collapsing cause not only are record # of people going into foreclosure, but they are trashing the houses before they Leave making them unsellable, so the banks are losing BIG TIME! Going to get worse too!

We all now that black folks like to live beyond their means. As a businessman other industries capitalize off of this fact too. Rim companies, urban-wear, and alchol companies to name a few.

Having an MBA.. I know that Consumers Drive demand for a product. A business in a capitalist society creates a innovative product/service by meeting creatively meeting CONSUMER DEMAND.

I moved to ATL in 2003 and saw this shit unfold first hand. Here is essentially what happened. You had a business that may have say 1,000 employees.
Laquesha who has a 570 fico score and makes $38K/year after tax take home of $2200/month. Laquesha finds a mortgage guy that gets here into an ARM on a $150K property in a new construction subdivision down in College Park. Her mortgage starts at $1,100/month. Laquesha invites her coworkers that have the SAME salary as her to the housewarming. The see Laquesha in the house get excited thinking that they SHOULD be able to afford the same. So they all go see Laqueshas mortgage broker. THE PROCESS repeats itself like a virus.


Fast forward 5 years later.
Laquesha is now making $42K/ Year and taking home $2400/month. Her Arm has reset and her mortgage is now $1600/month. But last year before the ARM reset Laquesha went out and bought a HONDA ACCORD with $400/month car payments. SEE THE PROBLEM?

A year later Laquesha loses her house in foreclosure. Who is she going to blame for this? It can't be her fault? So of course it is going to be the "Crooked Mortgage Guy" who she says "put her in a house she couldn't afford". So Laquesha is now a victim........along with all her other friends in the same situation that do not want to take responsibility for making bad financial decisions.

Enter Jesse Jackson and Al Sharpton to the RESCUE!!! These guys make a living off of BLACK VICTIMHOOD. Jesse & AL see that a lot of fame/press/money can be made on BLAMING THE INDUSTRY for Black folks plight. ALL THE BLACK PEOPLE THAT GOT "CAUGHT UP" ARE MORE THAN HAPPY TO BE ABLE TO PLACE THE BLAME ON SOMEBODY OTHER THAN THEMSELVES.

"most" white folks don't seem to get caught up like that. At my job I see the MODEL THAT THE WHITE FOLKS USE.
If they married and have a combined household income of $80K and take home $4500 a month after taxes. Here is how THEY spend their money.

  • [*]The wife may drive a new Accord $400/ month
    [*]The Husband dives a 5-10 year old pickup truck that is paid off.
    [*]They qualified for a $300K house but decided to live within their means and buy a $200k house with a mortgage of $1600/month

Now a black couple that makes $80K is going to spend their money like this:

  • [*]The wife is going to drive a BRAND NEW BMW 5 series LEASED $600/month
    [*]The Husband Drives a BRAND NEW Yukon payments $500/month
    [*]They got approved for a $300K house and PURCHASED A house at $300K with a mortgage of close to $2500/month.
    [*]Plus the wife shops and has all the latest coach/prada bags
    [*]The husband keeps a clean set of 22" wheels on the Yukon

And we wonder why we stay in Economic Trouble as a people?



damn that is true...cause i see the same cycle happening over and over with different people. especially with people around here in cleveland and in atlanta....




then up here in cleveland, fraud was rampant as fuck....

city i use to live in called solon, has some of the nicest houses out this way...now half of those nice homes are empty, never occupied due to scams, and a good portion of the other houses are filled with foreigners 10+ deep living in them....:smh:

i will say what is happening to these people's can be blamed 50/50 on both the buyer and the lending agent. lending agents took advantage of these folks ignorance of mortgages/financing, stuck inflated fees on the loans and made their money and left these folks out to dry knowing what was going to happen but didn't care.

What bogus loans ?[EDIT - To clarify, there is always some fraud, but I don't see it as the main driver here] They are what they said they are. I got shit in the mail EVERY DAY about re-fi's and equity lines, but I knew that no matter how they put it, they are going to want thier money back. And common sense dictates that if something takes a lot to sell, they it may not be worth buying.

And that "blacks people refuse to stand up for thier own" bullshit does not wash. Many, many people warned about ARM's and many didn't listen, and are now bearing the consequences. Warning folks and preaching caution are acts of love, not hate.

Also, educate yourself on what whites do to each other. There have been schemes on them too, like blockbusting, selling homes in flood plains, not to mention that most ARM's are held by white people, often middle class. That is why two of the worst hit areas in the country are SoCal and Nevada.
