They are getting mortgages in Essex county on 2 family homes, living in one unit and renting out the other one, and living for less money then they would pay to rent in Brooklyn. Meanwhile they are on average paying 30% more for the New Jersey house than it would have sold for to a Jersey buyer, and their commute to get to their manhattan low wage jobs from Newark takes less time than from Brooklyn. Now all of the North Jersey towns along the train line are building apartments faster than you can say cha ching. Competition is fierce out here for homes and apartment developers see an opportunity for higher rents from new yorkers. In about a decade, blacks will not be able to afford to live in any of the 5 boroughs at all. And the values of property in the North Jersey market will be super inflated. The two choices are Get more income or move back down south.

Sad to see what happened to Brooklyn. I left in 2001. I used to always be downtown. When they were building Barclays, my son visited me from California. I took him to Brooklyn and it was fucked up. They had shut down all the regular stores.
Before that I took a shorty from DC up on a humble to go to Flatbush. I couldn't believe all the white people I saw while driving up Eastern Parkway; Franklin Avenue etc. Walking dogs and jogging.

Last time i was in nyc was back in 2018. I was in Harlem. I saw a Starbucks and a Whole Foods. It is said that when you see those two pop up in the black community, gentrification is in full effect.
