I'm in the program. I do not work for them or with them, just thought I'd make it known for the fam. I always hear my black people talking about wanting a house, but not having everything together to get one.

1 of the best programs for homeownership it is not just for first time buyers. here is a quick summary you can only own 1 house at time you must live in the home for 3 years before you can buy another 1 and you must donate our time 5 times a year. they are backed by banks and fed. grant they provide some of the greatest interest rates on a 30 year fixed mortage and you can still buy down your points before closing. they help if you own a home that is nearing foreclosure. you might want to get hip to it. I hope you dont all those white people are straight buying their homes with no problems.:cool:

Helped NACA refinance my fathers building from an ARM to a 30 year fixed mortgage with a 2.5% Interest rate.

Purchased 3 Flat myself that i currently live in at 1.75% 30 year fixed loan.

The key to the program is getting the seller to contribute funds to the buyers closing cost.

For my deal the seller gave me 30,000 plus and additional 40,000 that i had in savings.

Trust me fam.. This is no scheme. Its the best Program in America. Period.

That sounds like an ARM (adjustable rate mortgage). Your earnings better increase because when those payments get upped, your fucked.

This is how I bought my first home. This is not an ARM. My interest rate is below 3 percent for 30 years. The loan money actually came from Bank of America and they're not going anywhere any time soon...nopefully.

Read homey.... i said both loans are 30 year fixed loans. NOT ARMS. Check out the site then attend a workshop. Its free to checkout. Dont formulate an opinion until you actually CHECK out the site and workshop.

based on where you live there is a cap for the purchase amount for a single family home. In a lot of cases 250k max but of course higher if you up top or in cali. So if u can afford more than the cap then you dont qualify homie.

Not credit score driven

This doesn't sound right to me. Credit scores were not an issue for many of those home buyers who signed adjustable rate mortgages that are now in forclosure.

You are absolutely right. But there are thousands of people who financially can afford a home. but Due to poor credit are unable too purchase at a decent rate. Naca rewards those individuals who have the financial means *i.e. savings* too purchase a home and apply savings and seller credit towards buying down there interest rate.

My first exposure to this program was 3 years ago. A young lady purchased a 3 unit building here in chicago for 320K. She was able , based on her savings and seller contribution, to purchase this property with a .125 interest rate.. NOT 1.25 but .125 her monthly mortgage is 900 something per month.

And the loan is 30 years FIXED. Also, there is no PMI but you are required to pay 50.00 per month up until you've paid 6000 in a pool that is used to help members who lose there job or experience hardship and need help making a mortgage payment.

This program is unbelieveable, folks. Pass the word around.. when i goto workshops once a month all i see our latinos. Black folks aren't getting it at all..

Good post. I can see why cats are skeptical but damn... all this head shaking with absolutely NO research other than what's been posted. It's a legit program but you need to have some bread saved up to take full advantage. Scared money don't make money.

just go to one of the workshops and you will see for yourself.

i am curious though, why are you so skeptical about it. are you looking to buy a house or something?? or are you just playing devil's advocate or are you just a hater of things you do not understand.

I have a friend who is getting his home through this program. The credit check is pretty thorough (as far as the documentation needed to actually qualify for the program). It seems legit and he hasn't had any problems going through it.

This isn't a scam, but they are very thorough. They are also a non profit organization.

I was actually talking about this @ work.
I'm interested in buying a home and this lady was trying to put me on to them.
I was reading the website and
(1) They say they take out a lien on the property when you buy it to make sure that you basically don't "abuse" the system but at the same time say you can move
(1b) They say the banks have their own "preventative" measures installed to prevent abuse "moving"
(2) They don't charge PMI but DO charge 50.00 a month which is kind of pointless since you only have to pay PMI anyway until you meet 20% of your mortgage.
(3) You MUST attend 5 meetings a year...

I want to attend the Aug meeting that their going to have here but after reading all of that I really dont see the point... and honestly I WANT to put down a downpayment.
