NC seems like a good mix. Raleigh area or Charlotte .. a ton of Universities....outer banks, VA Beach and SC beaches not too far away.. college and professional sports. Food and climate. Major airports..

Affordability should be a reason. That's the number one reason people moved. I'm only in America to make money. Best believe when the cow is milked, I'm going elsewhere to live like a king.

I added Cost of Living because affordability can range from living on a small farm with nothing around to a town with basic amenities.

The place is 90% White but walking through the main drag and eating outside of tourist spots, I didn't get that 'what are you doing here vibe. I was visiting as a hotel guest but I still felt comfortable walking through the town.
