You get 70 acres of wooded, undeveloped land left to you by a family member. What do you do with it?

get an appraisal on the value of the timber on the land then sell the timber - and look into development if its near an urban area
if not, explore wind farming and look into your mineral rights if you are in Pennsylvania

Check the oil as well.

Replant the timber once you harvest it. Throw in some wild ginseng in other areas.

That's what I wanted for the longest. I would have a small farm with mostly veggies, Maybe hire somebody to tend to it ... even some cows, goats, & chickens if I ain't gotta do the work.

Get the land surveyed & appraised, get a loan to build a mini mansion, then use the profits from the land, farm, & livestock to build satellite houses all around the property.

Only clear trees where houses are gonna get built or as needed for farm crops.

Does it have any fresh water on it, a branch, a creek, tributary, lake? If so, you can rent cabins, have activities like horseback riding, etc. Lease part of it for hunting & fishing.

Or you can just make it a compound for all your kinfolk and teach survival skills and training for when its time.. :hmm:
 
You have people on here who cant even manage a parcel fawning over 70 acres. As a kid that was partially responsible for 2 acres, i say fuck that.
 
All some good ideas in here I never thought about, checking for oil and mineral rights.

First thought I had was to rent the space out to a developer perhaps turn it into a shopping plaza or build a housing community just for my family.
 
I got my eye on 7 acres inside of 285 :eek: Been wanting it for at least 10 years.

Last I checked he wants $129,900. I'm thinkin more like $70k

Not sure about how to get financing tho. It's got a house on it that's got a big ass tree that crashed through the roof, nobody ever got it off, and everything as grown up around it to the point you can't tell it's even a house there.

I would live on it and run my business from it, I wouldn't farm it, only a small garden.
 
Depends on where you are. Im in your same boat but mine is located in Louisiana.

Get it appraised for the timber and such like was suggested.

See if there's oil on the land.

Also check to see what's actually living on the land, any protected species habits and all of that bullshit.

After that just make sure to pay them taxes and when you get enough change you can do something to it.

Worse case scenario is you just hold onto the shit fam. That's basically what I'm doing right now. I can't make the moves I want right now but I've got about 150 acres altogether across Louisiana that I'm just making sure is mine and will continue to be mine until the right thing comes along that I can develop and build on the land that makes sense.

So just consider the location of it.. how close it is to civilization.. how hard or easy is it to get there? Would it make a good rehab place for people with addiction? would it be a dope ass retreat you could rent out?

Just some things to consider.

3. sell the timber, take the money, build a homestead off the grid, self sufficient, and farm
4. check not just the mineral right but also the WATER RIGHTS as well. make sure you buy them if available.
5. depending on location, like the man said above, wind farm, tree farm, agricultural option are varied...if you in Oregon or Colorado...well you know. I awaiting the next state to legalize so I am moving to that state to get on it. OR made 11 million dollars in revenue in less than 1 week. that's pretty good by any corporate standard.

6. start a CO-OP with like minded people and FARM
7. put 3 or 4 pond on it and stock them with fish.
8. plant all kinds of herbs around the farm.

MAKE SURE AS HELL YOU HAVE A WILL AND MAKE SURE YOUR OFFSPRING/CHILDREN ARE ALL LISTED AS PARTIAL DESIGNATED OWNERS OF THE LAND SO THAT: 1 THEY CANT SELL THE SHIT IF ONE OF THEM GETS STUPID. 2 THEY CAN AVOUD PAYING INHERITANCE TAXES.
FOR EXAMPLE: FOR A TRUST OR EVEN A llc OVER THE PROPERTY WITH YOU HAVING MAJORITY OF THE STAKE, AND YOUR CHILDREN HAVING OWNER SHIP OF SHARES. THAT WAY THEIR SHARES GROW WHEN YOU DIE AND IT TAKES A MAJORITY VOTE TO DO ANYTHING STUPID WITH THE PROPERTY.

as far as the questions, it's rural ass obscure county in MS. highway adjacent, but not really close to any heavily populated areas.

I've considered leasing for hunting.

i ain't trying to live on that shit and the less hands on the better, although i'd be hands on af if the profitability factor was right.
 
I do not know how big that is. I have never owned a home or property yet. But if i had enough land i would turn it into a black city. Clear it off and put up a water tower. Build a treatment plant. And i know that solar power is real. Do all i can to accomplish the knowledge and build houses and apartments with solar panels so there will be no need for utility companies. All the stores will have black workers and all the houses and apartments will be occupied by blacks. A start for those of us who know the importance of complete separation. It is a search for out true identity.
 
1) see what the liens and taxes on the land are, especially the inheritance tax. You don't want to spend money developing property only to have to sell it quick and cheap to pay back Uncle Sam

2) Inspect the property for hazards. There could be wild animals, squatters, methane deposits, and so forth. Best to know before you move in.

3) Check to see if there are any Native American treaty claims on your property. If so try to meet the tribal leaders halfway.

4) Develop power using wind and/or solar

5) Check the ground for water. If you find it set up a pump and filtration system

6) develop latrine and landfill facilities

7) Quit my job and drain the 401k

8) Use the extra time and money to build a house and find a way to make a sustainable living off the land. If I can find one before my job money runs out then keep doing it. If I can't then sell the land and go back to work. In either case you can still make a profit off the development you did.
 
I would raise cattle on it. Cows, and Horses. You can buy a calf from the Cattle auction at $100-$300 each and raise them for 3 years and either sell or butcher them. You would have to put up barb wire, plant grass, water (both main line and man made pond), and a tractor. With 70 acres you could raise them on 40 acres and use the rest to grow grass for your hay feed. Any and every thing will take money to make money.
 
No actual plans but the first thing I would do is make sure the mofo ain't toxic

I think partially farming some of it would be the move. I'd plant all that shit these craft brewers need. Farmers get governmnent subsidies even if the crop doesnt come in. Id harvest some of the timber, uses some to build my fortress of solitude complete with moat to keep CAC's at bay if needed.

My great grandmother passed 48 acres to her children. Only 24 is left today.

I got 8 of my own, but that mess is in the deep boonies and I can't deal living that deep in the country anymore.
