Spoke to a large multifamily firm active in Florida.

Their insurance is expiring on a 300-unit, 90s built deal near Tampa.

They told me they can't get a single company to offer them a renewal.

Florida is the #1 state in the national for in-migration and has been one of the hottest investment markets.

But now you can't get insurance?

One thing that doesn't get talked about much is how realtors play a major role in these inflated home prices so they can get a higher commission. I despise realtors with every fiber of my body. I've purchased & sold numerous properties & I never used a realtor.

Man just list your property on Zillow & all fsbo available sites. It's actually easier now than it was over a decade ago with these sites. Realtors will call you saying they have a buyer and will want some type of commission. You can tell them to kick rocks or negotiate to a way smaller commission if you really like the offer.

If you put your property at a reasonable market price, sellers will find you.
