Pros and Cons of moving to an apartment complex that rents to section 8 tenants

Well the place I was looking at is in a nice area with zero to no crime.(I checked). Section 8 in my state doesn't require the female to work at all.
Ive been around decent section 8 people and they were not going to loose their voucher for shit! I guess it depends on what the property owner lets fly..the complex I am looking has fucking golf carts for the maintenance men
so I am on the fence...like I said up there I an going to camp out there for a couple hours tonight just to watch the activity that goes in over there.


sounds like what i called a mixed income area. Did you ask the % of section 8 renters as opposed to individual renters ?

also you are right......accepting section in where I have been was up to the landlord and not all accept section 8.

you can also check with the local police and see how many calls they get for that complex.

I wouldn't say because people get assistance that makes them the ghetto trash that some are talking about but some are. But there are trashy people who pay their own bills without assistance as well.

I did not know it was a Section 8 apartment until an audit was done on the complex, and I was given 90 days to move out. :smh:

The day I was moving out, the maintenance man shared stories with me about killings that occurred there, rapes, and all sorts of nonsense. Again, I am happy that I never got to see that shit.

The most important thing is who is the landlord or property manager? Talk to them about their screening and site visit policy. If they run credit and criminal background checks on you, they must do the same for all tenants. If they tell you that, if you break the rules, you get one warning and then you are out for violations, they have to treat all residents the same (Federal Fair Housing Laws). Ask them about other properties they manage and ask around about whether they are serious about enforcing the rules. If I was going to sign a lease obligating me to stay for a year or two, I would knock on a few doors and talk to people living there about your question.

One last thing, just because somebody and their kids acts ghetto and causes you problems, does not mean they are on Section 8. In my many years of experience, the type of activity many of you have imbued to your nightmare neighbors sounds like that displayed by people who have been kicked out of Section 8.
 
I used to work there. Everyone who is on section 8 is as described, though there are those who fit the description. Find a nice building maybe a 3 or 4 flat that has nice old lady who grand kids don't visit her that much. :lol: Just don't move in "hood areas" move out of them and you'll still find building's that rent to section 8. Normally these are where the foreigners stay such as somalians, asian, etc stay. Or just ask for referrals. always helps. where your friends and family stay they always know the nice buildings. Some even have a certain amount of apt's to fill w/ low income tenants. (for tax purposes of course).
 
I think its a good idea to stake out the place but do it on the days you know the low lives tend to show there asses like friday and saturday night

I can't front like I'm not familiar with the shit a lot of these cats have posted about, especially my dude P03t. BUT here in NY, the low income/section 8 people usually have to jump through hoops to get one of the FEW apartments designated for them in luxury buildings so they more often than not try to find apartments in houses and buildings in the hood! section 8 cats are pretty much clustered in areas with heavy mixes of 2-3 family homes and buildings

my girl's mom went through mad bullshit with like 3 section chick's in a ROW. and the last situation was almost identical to p03t's situation because I pretty much had to get that chick's man up out of the crib on some g shit. I still say you should be alright in a building, especially if you've been to and in it...

I think when I first moved in, the Office Manager felt sorry for me back then. This was in 1998, and it was a 1-bedroom apartment for $465. I was a young guy out on my own for the first time.

Apparently, it was strictly an apartment complex for Section 8 families only, meaning as a single male, I did not qualify to be there. I lived there for a good 2.5 years. The audit happened when Management of the complex changed.

Never moving back to the hood..but the new shit out here is the hood is moving to the good areas and vice versa. Thanks for the rest of the advice.

First it taught me being a landlord was not worth it...

Secondly,I would not rent to...or live near Section 8s,assuming I had a choice.

Contrary to popular belief, there's a 99% chance you won't have any problems with these people because they can get their section-8 revoked for a number of reasons.
Really the only advice i would give is to goto that spot at DIFFERENT times of the day/night and check out the noise level,etc....

Seems you took my post all wrong. You stated that they had an inspection and you were found to not be eligible. At that point they had to move you out. Yet while you were there they kept on receiving the section 8 money.

This right here. In fact call around and make sure other places in the area don't rent to section 8 too. We know not all section 8 people are bad, but the ghetto/white trash does tend to follow section 8. It may be cool now, but next month a bad section 8 family may move in.

We actually had a city here that demanded section 8 renters took classes so they knew how to behave. That is how bad shit got. It may not be the section 8 family itself, but the company they keep.

Have you experience this personally? Cause I have and it was never in an upscale complex. Im not talking about the $500-$800 range fam.

That is fucked up and those people obviously didnt care about loosing their section 8 voucher..I know if you get that snatched you are basically fucked because you cant even get public housing after that. Can I ask how much were you asking for rent?

Like I said in my state it is not required to have a job to qualify for section 8! You can go straight from public housing to getting section 8. Most of the ghetto stars in the hood here jump on the list and wait damn near 10 years for it and it is like the pentacle of their lives.
As you said above I will probably not have any problems and you are right because I know how shook a lot of them are to loose their section 8. I plan on camping out and peeping the scene this Friday and Saturday night.

We will call her Marie,late 40s...bun in the back,looking like a librarian.
She needed a place for her and 2 nephews.

On the Cape there is something called Housing Corp of America...providing Section 8 for the needy.This is what she had.

She moved in,quickly stopped paying her 80 dollars a month,the other 90% was provided by HC of A.
No nephews ever moved in.

I tried to get her out,reported her to HC of A...told them that there were no nephews.
They said we will get on it,and take care of her...

Months go by,more than a year later...and visits from the constables with eviction notices,letters from my lawyer...she finally moved out.

She causes some minor damage to my place,left some shit...but I was happy she was gone.

I thought it was the end of the story...

A year or so later...my phone rings.
The elderly woman on the other end sounds in tears.

She tells me that Marie is now in her house,does not pay rent,has threatened to sue her...and has in general turned her life upside down.

The old lady is asking me if I know anything about her,and could I tell her what kind of tenant she was for me.

She had gotten my number because Marie had put me down as her last landlord.
The old lady started crying saying she wished she had called me before she rented to her...
I thought...I would have had to lie:lol:because I wanted her away from me.

My point is,H C of A punished Marie by giving her a larger place than mine:smh:even tho they know there are no kids involved.

Just plain lazy ass workers...

Every once and a while I get mail from H Cof A...looking to see if I have any property to rent.There is a real low-income housing shortage on the Cape,but...

I'd rather set mine on fire before I rent it out...

some section 8 tennants do have jobs and their portion of the rent they are responsible for it larger than those whose only source of income comes from public assistance. you may work and still qualify for section 8 and you are paying 200 a month for your portion then the people in the complex next door are getting section 8 and paying 8 bucks a month for the same apartment you have it all depends on your need and the situation.

I keep saying you dont need a job for section 8..it is basically part of welfare. The promotion for a lot of welfare recipients that plan to stay on it forever is getting that section 8 they have been waiting on for 7 years.
