Pros and Cons of moving to an apartment complex that rents to section 8 tenants

Moving at the end of the month and looked at a couple places. Found a real nice one with all types of amenities like indoor and outdoor pools, Billards room, work out room and event room. Took a look at the property and ever thing is spic and span clean. Rent is up there but not out of my range. Me and my wife are interested and was about to put down the deposit and turn the application in but I had a thought and wondered if they accepted section 8 so I called and asked and they said yes. I also asked if they have a certain building for that and they said no..so basically they can rent any unit. What I am asking is do anyone here have any pros and cons from renting a nice place but they excepted section 8 vouchers? I want to hear from real life experiences good or bad. Please no smart ass comments in here..you will be ignored.
 
the only pro from living next to section 8 folks is knowing where the latest weed spot is at.... although not all section 8 people are bullshit.... you do have a large number of deviants fucking up the area....

I feel you on that but looking at this spot it looks like they are not having that shit..everything is clean..everything..not a shred of trash anywhwere. A lot of section 8 folks are ghetto as hell but they are also scared to loose that voucher so I think it keeps them in check.

Well I had good and bad. I live in a college town so we had a section 8 complex that was geared toward college kids a lot of Asians were there. The college kids outnumbered the single moms(the bad ones), white trash, and hoodrats. Man if you came up to this place all you would see is pimped out rides and it is in a good neighborhood. The place was like a hidden secret for college kids had to know the right person to hear about it.

:smh: One year they changed it up that caused a lot of college kids to move out and got more single moms and their thug boyfriends and more white trash. Little girls getting raped and shit.

Had all my cds and money in my car stolen, and had all my t-shirts and motherfucking underwear stolen by some meth heads I'm sure. WHO IN THE FUCK STEALS UNDERWEAR?
 
i hate rental properties that allow section 8 vouchers. it always end up being a family that moves in and are just str8 ghetto. never keep their lawns up,...now & later papers all over the place....loud music late at night. the shit is aggravating. got a section 8 family living in the house next to me now. they moved here from Richmond, CA. i hate them already. their kids walk across my lawn like the sidewalks don't exist. they throw paper in our yard and will boldly pull my son's basketball goal out into the street out of our driveway, so that they can play on it.....(without our fuckin permission). u can't escape them nowhere u go.
 
All section 8 isn't bad.As a landlord,im currently looking to Section 8 one of my units.I can charge more rent(the tenant is responsible for just a small portion) and I have the security of knowing that I will get the government's portion of the rent.In your case I would be most interested in what percentage of that building is rented already.If most of it is vacant,they will Section 8 as many of them as possible to recoup their investment.If that happens it will get hood quick.If there are only a few units vacant, then that means that there will be competition for the units and probably only a few will actually go Section 8 because of the perceived headaches.

Yea this is Norman, OK no bad area at this place really. Complex is right across from a middle school too.

When you drive by the area the apartment complex is the only thing that looks out of place now just looks like it does not belong with all the broken down cars sitting around and dope head looking people walking around. No more college kids out and about throwing footballs and chilling.

It is against the law to turn someone down because they have section 8. So everyone excepts section 8. Now they can be turned down for other "reasons";);). Sort of like not renting to other races. You can say I don't rent to white folks.

Beer cans and trash will start appearing all over the complex. Weed will be smoked RIGHT OUTSIDE YOUR DOORSTEPS...in broad daylight. Personal property like cars, grills, etc will not be respected (motherfuckas leaning against your shit). If you live next door of under them they will be stomping around or making loud noise ALL DAY AND ALL NIGHT LONG! In some cases, they'll be at least 4-6 people all living in one apartment. Windows will get broken because some dumb assed teens will be tossing footballs in an enclosed area. You won't be able to have shit decent because some hater will always be jealous and try to damage or steal it.

See that is the thing, I didn't see anything like that out there..making me feel like the complex doesn't play that shit. In my opinion it is up to who actually owns the property to keep the bullshit to a minimum. The thing I do know about section 8 is you loose it you are fucked and can not get any public assistance for housing any more

but seriously, They do that here in NY also I think most buildings have a certain number of units that have to be low income housing and the applicants are thoroughly screened and interviewed before being approved. You should be alright. I think/know there were a couple in the building I lived in on water street, never had an issue

When I visited the property I was out there for awhile and seen nothing of the sort..not saying its not happening but I plan to go out there tonight and camp around for an hour or two and see whats up.

If someone would monitor their living arrangement and make sure NOONE ELSE is living with these girls then that'd dead half the issues people have. I figured this out long ago. Half the problem with "the hood" is neer do weill n!99@s being allowed by these females to shack up with them.:angry:

Section 8 is a subsidy for people who work but don't make enough to live in better areas. It is usually a program run by the city in which you live.

So they are not sit around lazy welfare recipients, they are people who work at jobs that don't pay well but they work.

In many cases it will be a single parent household.

Section requires the landlord to fix sit and keep everything up to code and do inspections and re certifications annually.

A person will lose their subsidy for allowing someone not on the lease to reside in the apartment

I tell you one thing (from experience)... When you see a bitch roll up in a $19.99 U-Haul, but don't have any furniture in it. Just a couple of boxes, rubbermaids, and a ton of dirty toddler toys in it... Expect a noisy environment, trash, and the possibility of your shit being vandalized or burned down while you're away.

Oh. You may also experience a ant/roach problem and shady characters lurking the property at random hours.

Well the place I was looking at is in a nice area with zero to no crime.(I checked). Section 8 in my state doesn't require the female to work at all.
Ive been around decent section 8 people and they were not going to loose their voucher for shit! I guess it depends on what the property owner lets fly..the complex I am looking has fucking golf carts for the maintenance men
so I am on the fence...like I said up there I an going to camp out there for a couple hours tonight just to watch the activity that goes in over there.

you'd be SHOCKED in the current economic climate who is on Section 8...

I know the bgol board is educated enough to know it is HARD AS HELL to even get ON Section 8 now...

and MANY Asians and Jews are on it...

I can't front like I'm not familiar with the shit a lot of these cats have posted about, especially my dude P03t. BUT here in NY, the low income/section 8 people usually have to jump through hoops to get one of the FEW apartments designated for them in luxury buildings so they more often than not try to find apartments in houses and buildings in the hood! section 8 cats are pretty much clustered in areas with heavy mixes of 2-3 family homes and buildings

my girl's mom went through mad bullshit with like 3 section chick's in a ROW. and the last situation was almost identical to p03t's situation because I pretty much had to get that chick's man up out of the crib on some g shit. I still say you should be alright in a building, especially if you've been to and in it...
