Making an Xbox Kinect Game

So instead of going to Kickstarter and trying to raise up funds to hire out a small team of USC or UCLA students, I thought I'd ask the board first.

I have a very solid and unique idea for an Xbox Kinect game that would appeal to fans of hardcore games. While I know that people have game ideas by the dozen, I believe that this one really is something possible on current tech once one approaches viewing the capability of the Kinect in a different light.

I have ZERO programming experience and want to either:

1.) Put together a small development team to create the game utilizing an existing engine like SOURCE or UNREAL
2.) contact an existing professional team that can make the game on an existing engine.

What would some of you advise on the board? Do I need to put together a design doc? Is there anyone here with experience in how to put together a gaming design doc?

I want to get this project underway immediately, but want to take the right steps to entertain the right people. While getting big cash from the project would be nice, the gamer in me REALLY wants this idea to see fruition. There's nothing like this on any of the consoles done in this way, and if done correctly, could be something that would have modest success.
