Learn everything you can about the maintenance to make shit like hvac, electrical and plumbing last

Get that ortho yard and house spray, bugs will fuck your shit up

Fuck trees those shits are a liability

got about 150k plus closing cost to put down and these bitches still want 2000+ a month on a $300k house?
and the got damn taxes!!!
and fuckin HOA fees!!! who the fuck they think they are?

go under 300k and get a house that smells like a wet sock with foundation/roof issues...
You know you can pay that interest rate down, right?

I'm no expert, but it seems to make more sense to buy the interest rate down, put less down to get a comfortable mortgage, then pay a little over the monthly mortgage every month, even if it's only a $100-$200.

It makes no sense to put $150k down on a $300k house and still be paying over $2k/mo for 30yrs.

If you got $150k liquid, levereage that to get a comfortable mortgage payment.
