It won't stop raining! :angry: and now my carpet soaked!

I didn't notice it until midday Xmas eve, around 3 or 4 and of course the office was closed.

Anybody have any experience with this kinda shit? What should I expect? I'ma have to make a claim with my renter insurance?

I wonder what the apartments gon do to fix this. I want new carpet, not just cleaned.

Fuck, I feel like I live in the projects. :hmm:

Shit happened to me, caused my ceiling to collapse and damage my property.

I filed a claim with my renters insurance and they denied it (fraudulently) and Im still fighting. They classified the shit as "flooding" and "rainstorm", both if which are bullshit.

Document everything, including getting a video and photos right now for a time stamp
 
So the maintenance man came by about 11:30, saw how wet it was and called the carpet people. They came within an hour or so.
When he saw it he knew the padding had to come out. We moved furniture, he pulled back carpet, pulled up padding, sprayed some kinda enzyme deodorizer, put carpet back and cleaned it with the carpet cleaner.

He did part of living room, my whole bedroom & closet, and the closet in another bedroom.

Said it gotta dry before installing new padding and that's prolly gonna be Monday because of holiday & weekend.

Now my shit is all over the place, bed is dismantled & up on its side, carpet wet in 3 rooms. And I kinda gotta leave shit where it is so the carpet can dry, ain't no sense in putting everything back This would be a perfect time to chill with a chick for a few days if it wasn't a holiday.
 
Where is it leaking from? If all the maintenance dude can do is check on the carpet then you're living in a shit hole.
I would take pictures, write up your experience and break the lease. Unfortunate this happened during the holidays though.

Be careful about mold, make sure the send some kind of mold specialist or something. Make sure there is no mold up in the ceiling as well..
 
did they find the source of the leak?? i had this happen to one of my properties. I was out there the same night. i replaced the roof in 24 hours and those bitch ass tenants still threaten to take to me court unless i took money off the rent. i figured some money was better than none so I relented and took half the month off. Do you know those fucking bitches had the nerve to send me a happy thanksgiving text? Fuckin tenants. But you may be entitled to a discount in rent for sure.

Shit is just not for me no more. People too close, not enough space (inside & out), parking too close, shared walls, no washer/dryer connections.

I want my own walls, my own driveway, my own yard. Trees, fence, privacy, roof, patio.

This area just high as far as rents & property values, and it's mostly older Apts & houses, some renovated, some partially, some not at all.

sounds like you want a house. nothing wrong with that. but just know as a renter you dont have to shell out 5k for a new roof. all you have to do is make a call.
 
My basement was flooded 3-6 inches deep. when the rain finally stopped it took 8hrs for 3 people to clean everything up . i have 2 De-humidifiers running round the clock to help dry out the rooms .

I do want a house, you're right.

And it wasn't a roof leak, it's coming from the ground outside, the down spout, and poor drainage. It did pour down for a long time tho & I know stuff happens all the time. But still, I shouldn't have this problem if the shit was 100

Are they not providing an alternative temporary living arrangement for you? They really have to, if they want all of their rent.

Yeah Bro, There is no way the carpet and soft items are going to dry without dehu's. Expect to see fungal growth in 24-48 hrs. After the growth is noted, you may want to vacate the apartment. Did maintenance indicate what the cause of the leak was?
 
You can get those industrial heaters rented. Keep receipts for anything you rent/buy for the problem as you will want your money back from the landlords. Make copies of them too. If you know where the problem is originating, take pictures. Stay on them about fixing the problem and not just the water damage. If they do not fix the drainage, that is definitely a good reason to break your lease after they have been notified.

you got a case for sure to withold rent. thankfully my rentals have hardwood or laminate. if it was carpet those tenants would have had a field day.

Same shit happened to me about 7 years ago but it happen on thanksgiving. First thing that comes out the landlords mouth is always "What did you do?". I took pictures because there was multiple places where the water was dripping from. One place was from the window panel on the side of the apartment. And other was from the front window of the apartment. Then a fucking hole opened up after a while because it took them a long. Time to put in a work order for maintenance to fix the problem. And btw all this happen while I was living on the first floor of the building. They didnt completely fix the problem until spring time. Because part of the problem was with the roof of the building leaking.
 
So I called the maintenance man that came by this morning, he called after he left so I had the #.

I asked him, "where I'ma sleep? Everything is displaced and my bed is up on its side, half the apartment floor is still wet." He said he'd call management but didn't know if she'd pick up because of the holiday.
I get a missed call from a restricted number a few minutes later and she left a msg. She said I would have to make a claim to get a hotel room or she could let me stay in a vacant unit overnight and she'll be back in the office @ 10 am tomorrow. She didn't leave any contact info :smh:

So I had to search my email to find my renters insurance company. I call and tell what the situation is. He says he can try to get someone to contact me tonight, but can't make any promises. I'm like, ":confused: And if not?! Where am I supposed to sleep?! I can't even make a pallet on the flor because it's wet, and where ever it isn't wet is covered wit furniture & shit we had to move."

He tries to say he's pretty sure someone will get with me tonight.
I just took the pup out and when I came back in it stank! :smh:

I'm finna cook, eat, shower & get out of here.

So the insurance is no dice. Not only does my policy NOT COVER anything as far as outside flooding... There is NO INSURANCE that I could have gotten that would cover it based on what I told him.

Then I call the maintenance man back & let him know to send word up to the property manager. She's calling me from a restricted number and getting voicemail because my phone automatically blocks restricted numbers, doesn't even ring. She finally calls from an unblocked number. I tell her that the apartment smells, I don't have anywhere to sleep, floor still wet, etc. She offers to put me in a vacant unit :hmm: I tell her I'm not sleeping on the floor :hmm: She says she's not authorized to pay for a hotel room, she'll have to call her brass & hit me back. She calls back and says she couldn't get anybody. Then she offers to put me in a model unit, but it doesn't have any heat :hmm: :hmm:

This the shit, man. Anybody know of an attorney that would touch this shit? I don't like fucking w/ situations like this! :angry: Lawyers want a $5,ooo bill for a retainer, litigation takes all the time in the world, people drag their feet.

These muhfuckas acting like they really don't respect that I pay rent in this hoe! Like I should be cool w/ sleeping on the floor in a vacant unit like I'm Omar Little or Wallace w/ dem damn kids! Then I'm supposed to accept sleeping in a model unit w/ NO HEAT? WTF! It ain't even that cold, but I keep my shit on hell, it's 80 degrees in MY shit. These muhfuckas ain't givin nann fuck about my comfort level! :angry:

Good advice, everyone. Especially about documenting with photos & video footage. Have always heard people do really well with insurance claims when they've got that footage to back up their many points they need to relay, etc. Be careful with potential mold too, etc.

To be honest the people you are talking to are just employees and not the actual landlords / property owners so they are not going to give a fuck, especially at xmas. Everything happens for a reason with shit like this. I've been transferred to other apartments over maintenance issues before and once ended up in a larger better unit for the same rental price.

water on the carpets = mold pretty quickly. specially if its an old building.

take pics of everything. put ur claim in. the mold people are gonna come and try to dry it out w/ these bigass fans. you'll prob be out of your place for about a week.

How many times do you hear rain water flooding the projects ????? :hmm:
 
a lot of this stuff gonna depend if flood insurance is an option. most insurance companies cover an emergency like a pipe burst type water damage. but actual rainwater isnt included. u in a apartment tho so they gotta take care of you tho by moving you. if you got stuff messed up from flood water...... u might be at a loss
 
Ok, so they put me in a model last night and it had heat. I get up before they came in and go back to my apt, it wreaks of mildew when I open the door. I get some stuff and go to the store to get a mold test kit.

I get back and somebody been in my apt, the carpet people came and brought a dehumidifier and sprayed some more of that enzyme stuff because I could smell it as soon as I walked in.

The manager called and I told her not to have anyone in my apt without me presence. I thanker her for putting me in the model, but I don't want to stay there again and that I need a hotel until this situation is resolved.

She called her boss and called me back to tell me he said nope and he told her not to let me stay in the model again.
I asked her who to talk to at corporate and she told me a name, I asked her to spell it and she stammered & said hold on, I said under my breath "she don't know how to spell his name".
The bitch got an attitude, said she ain't appreciate it and hung up. The number she gave me is just a voice mail. :hmm:

So, I called a mold inspector and they want $300 to come out and results will take about 5 days.

This test kit was $10 and they want another ~$40. I'm already on the way to mail it off.
