Peace Fam, My Question Is Very Simple Whats The Best Way To Get Started Purchasing Some Property? If Any One Has Some Insight Or Advice Please Feel Free To Let Me Know. I Am Trying To Come Up. Thanx Alot In Advance.
 
If you search the Business board for real estate topics you will find close to a hundred. I would start there. There are plenty of guys on hear that deal with real estate but just about every question has been answered in previous topics.
 
1st thing you need to do is take a self assessment. How much dough you got? How is your credit? What I do to improve my credit. What can I do to increase my cash flow? What are my skills? Do I have reliable contacts? What is my price range? Am I a long term investor, do I wanna flip houses, am I going to landlord, will I deal with foreclosures? If you don't know what any of those are ... hit the local barnes and nobles and read every book in the real estate section. you can do this after work/school/while you're taking care of your credit and cash flow and making contacts.
 
when those R.E. guru seminars come around your way GO TO 'EM! They're usually free, and DON'T BUY ANY SYSTEMS!! Many R.E. experts make more of their $$$ these days selling their systems on how they did what they did and they'll all have something they say you'll need to succeed. Go for the information and see who's there. Talk to people in attendance who stand out; people who just got started and ASK QUESTIONS!! That will jump-start your involvement - not just reading about it; meeting people near yopu who are doing it!!

That was my next suggestion ... after reading a book or 2 and developing questions ... start attending free seminars. Look on ebay to find Carlton sheets stuff or you might find it here free if you search. Hell if I find it on one of my old hard drives I might post it myself.
Anyways, start looking at your local papers to figure out neighborhoods, property prices, etc. Get familiar with your market.
by the time you're ready to roll, you'll know what your dealing with.
 
I am going to be real. This is from successful and unsuccessful real estate ventures: read, read and read some more. You will make more money and loose less money by getting your financial knowledge base first. I recommend starting by typing in Robert Kiyosaki into Google and read everything he has ever written, especially his first three books. This will help you decide what type of investor you are. Pick up your local paper, look in the real estate section and the business section to get familiar with looking at business numbers. Any free seminar go. Any paid seminar make a decision on whether to go or not. Always remember this, you get what you pay for. It is not more true than in the field of investing.
