This is one of those books like “Think & Grow Rich” that will be a classic in its field. Bronhick & Licata share little “how to”, but instead focus more on the practical, “in between the lines” advice about investing. This is one of those books that is the glue that holds all the other “niche” books together, putting real estate techniques into real life perspective from a profit or business standpoint.

Great stuff on cash flow
. As a landlord, I can tell you that their formulas are right on the money. I liked the “don’t get rich quick” advice, and particularly realistic goal setting. The “WOB IN THE MOB NEAR THE BLOB” is classic (got to read it, I don’t want to give it away).

This is required reading for beginners, highly recommended for all Real Estate Investors of any level.

Summary: Clear, entertaining, and an easy read for newbie investors.

What most impressed me about the book is how they kept the discussions and lessons lively. This made for a much easier read rather than some dry treatise on the subtleties of real estate investment schemes.
The “pop up” style comments by Gary added a break in the proceedings to allow the reader to gather his thoughts and distill what was most important in the particular section.

And, hey, it’s a down market, but the book addresses all market conditions and the decision making required in all cases. I echo the sentiments of others that it is as good a place as any for real estate investors to start, and adding techniques that some seasoned veterans have overlooked.

Go buy it!

This book goes past beginners and average investors. There are some great strategies for the advanced investor.
Bill’s and Gary’s advice on LLC’s and c corps. was worth the price of the book alone. I talked to my cpa and their advice will save me $8000 this year.
From the book I found out I was paying to much for all my real estate investments. This book showed me what not to do.
I did enjoy the real live stories also.
Bonus, in the back of the book there are very helpful real estate forms.

While I don’t know Mr. Bronchick, I have been familiar with his training programs for several years and have found them to be of value. As for this particular book, I can’t say that I found anything wrong with it — it is chock full of the time-tested truisms that I’ve been reading in real estate books for years. If you’ve never read a book on basic real estate investing this wouldn’t be a bad place to start — I say buy it.

In the spirit of full disclosure, I should say that I am an attorney, real estate broker, investor, trainer, and author of another book on real estate investing that can also be found here on Amazon — The WealthLoop Series Beginner’s Guide to Building Wealth Buying Houses: The Foolproof Roadmap to Real Estate Riches Without the Risks and Hassles of Landlording. It’s part of the “WealthLoop Series” and it comes at the issue of “defensive real estate investing” from a fresh perspective that many readers are profiting from nationally.

Might I suggest that you consider buying both Mr. Bronchick’s book and the WealthLoop book in order to get a more complete picture of “defensive real estate investing.”

This book is the BEST I have read in a very long time regarding market timing entrance and exit based on US geography. Dave is an “expert” investor that speaks with authority on the subject. Awesome! Wish I had read and applied this book 2 years ago…before the market started its crash. As the owner (once proud) of 45 homes…some appreciated 100% in 2 years — but due to market cycles — now I am wishing I had a crystal ball. Well Dave gives you the understanding to have your own crystal ball!

Being a full time investor myself - I am always reading other people’s books to see if they have an angle to make a project more profitable or an idea that I have not used myself yet.

In David Lindahl’s book - I found that it had some good fundamental advice of what types of markets to invest in as well as leveraging other people’s time so that you can focus on your own highest and most productive use of your own personal time. Being involved in many multi-unit investments myself - Dave did acknowledge and cover some of the largest pitfalls that one can get into with these large buildings.

However, I did find it a bit discouraging that someone with so much experience is suggesting that complete novices purchase large multi-unit buildings to start with - especially since they have no experience with the fundamentals of investment real estate in the first place. Of which, Dave developed with his single family properties and then moved into larger units which gave him the knowledge based on previous experience.

From Dave’s perspective I can see how someone with his experience (starting with single family homes)- could view this today as easy and that even a beginer could do it.

I honestly don’t believe that most people - especially beginners, should buy such large complexes to start with. As profitable as they are for experienced investors, one needs to understand the basic fundamentals first. This sounds like the ‘get rich quick’ type of marketing to beginners that gets people into trouble very quickly.

This book is best suited to someone who has previous experience and is looking to get into larger deals - not beginners. Even for the experienced investor - this book only covers the basics of multi-family investing and it not a technical book. It is more of a promotion for Dave’s courses, which may be worth the investment for someone who already owns investment real estate and wants to get into bigger projects.

This may have been a Better Title to this book…I thought it was very well written…Covers many subject so that you can invest in Emerging Markets…Dave uses Apartment Complex investing as the primary type of Real Estate property in this book…Which was my main interest when I bought this book…However, the Emerging Markets theory would work for many types of Real Estate Properties…This books covers all the steps for this topic…Finding, Financing, Management, Pitfalls to avoid, Exit Strategies, and much more…It is definitely worth the money…Also, there is a Special Offer on his website with this book, where you will get additional materials, FREE of charge…

Summary: Good book, esp. for those interested in apartment investing

Emerging Real Estate Markets is a good book for those wishing to invest in commercial real estate, especially apartment buildings. When I bought the book, I was more interested in investing in individual homes or condos, but that is not the main focus of the book.

With respect to emerging markets, the author doesn’t talk about specific up-and-coming markets (e.g. Florida markets, etc.), but he does tell the reader how to identify markets which he refers to as:
- Buyer’s Market Phase I
- Buyer’s Market Phase II
- Seller’s Market Phase I
- Seller’s Market Phase II


Most of the rest of the book is about how to do a deal, where to find money, how to inspect the property, etc.

This author clearly knows his stuff and his writing style is good. If you’re looking to invest in multi-unit apartment buildings, and you’re looking for advice on everything from finding a deal to closing a deal, then this would be a good book to read!
