Need some advice, two 10 unit apartment complex are up for sale, seller is extremely motivated to sell. Can anyone give me any ideas on how to raise his asking price? Any advice would be appreciated.

Where is this deal? I have several buyers but i need a general location.
What's his motivation. See if you can solve that reason. If the deal is extremely good go look for partners. Have your breakdown of why it is a good deal to convince prospective partners. Contact your local real estate club and you'll find potential partners. Talk to some local realtors and they should be able to tell you where some groups are.
