The game they are running in Atlanta is serious. My mom has a 4,500 sq foot house in College Park that was purchased in the 70's for 60,000. The house was not originally that big, but we added on to it and shit is beautiful. When the market was booming the house as appraised at close to 400,000. Her life goal was to be able to leave me and my brother something of value, and she always thought the house would be it. Well in 2015 the house appraised for 55,000. I moved to a condo and Buckhead, and everyday I drive by houses on W Wesley that are no where close to the caliber of her house and the lowest price I have seen is 895,000. There are 15 to 20 houses in that neighborhood for sale right now that white folks bought 3 to 5 years ago for 400, 000 to 500, 000 and then turn around in 5 years and sell for 800,000 to 1.2 million. These CAC's are making half a mil on houses in less than 5 years. Trust me they are not letting anybody black move in those neighborhoods, except the occasional athlete, entertainer or politician.


It's all about location. Problem with places like College Park, East Point, South Decatur, SW ATL, etc is the fact that no one outside of black folks really want to live there because of crime and shitty schools. Buckhead and Midtown have some of the most expensive real estate in the metro area. And it's not really about them letting anyone move in, it's more about the fact that vast majority of black folks can't afford to move in.

It's not really that simple though...and it's risky. There are some inner city areas in ATL that'll eventually be gentrified, and many that won't. Make the mistake of buying in the wrong area and you'll end up buying the property twice when you have to replace all of the plumbing and appliances when the house gets gutted...trust me, I know. I'd consider somewhere like West End as a yes solely because they plan on extending the streetcar down to Tyler Perry's studio eventually. I'd consider most of Bankhead a hell no for now. Boulevard, a maybe. Mechanicsville...they did a good bit of building over there but it's starting to become run down again already.

Property values, just like anything else in america, are tied to white folks; lets just be honest with ourselves for a minute; for me, I would never buy a "home" were only black people lived; Unless I knew they were changing the demographics; because you can only sell to blacks; whites dont want to live in all black neighborhoods; never have and probably never will; unless it benefits them...

my uncle used to live over there. All my family who's lived in Atlanta since the 60s lived over there and are all professionals.

But we all know what else is over there. Listen to an outkast album, or s TI album. That damage was done loooooong ago. But not to worry. It won't be gentrified. All that area is way to far from the city. The west end? Yes. Ashby street? Yes. The SWATS and CP? Uh uh. But if ya look over at niskey lake and that area, that value has gone up, and that's all Black people. There are portions of those areas that have appreciated and for different reasons. You can see where they brought in businesses, in certain areas , and not in others.

I remember my uncle who had moved down in the 90s from philly, complaining about NPU meetings and how the people there didn't wanna rezone the neighborhoods into fucntioning, mixed use neighborhoods. Everyone back then wanted to live that cul de sac bullshit. He ended up moving eventually because he saw it coming. The improvements and environment that needed to be created, the people in that area at the time didn't have the mentality and foresight to make the proper steps. No public transportation improvements, no linking of the different communities, no school improvements - the folks who saw it coming left loong ago and now reside in the north, like lawrenceville.

Same thing happened in Clayton county where they started moving all the people from the projects they closed. Then new niggas started wiling and renamed it "CLAYCO". That's where Wacka Flocka and people like that are from. We saw the writing in the wall and dipped.

I live in the West End. We have a Facebook community group, every week a new white, hipster couple introduces themselves to group saying they just bought a house. The president of the nieghborhood association is white and all the families that are moving in with kids are white. You are right gentrification is in full bloom. This book is recommended reading for everyone in ATL it lays the whole game out and the game is obviously rigged.

in oakland west oakland is the absolute best area to live. they abandoned it for the suburbs to move away from the "niggas" and black people bought and owned houses. they pumped drugs and tried to shitty it up
and then the cacs got tired of driving 2 hours each way to work in the city and wanted to gentrify it and "restore it" which really means this shit is prime real estate right on the fucking water we want this shit back.

that's pretty much what the entire country is doing. the inner city has always been the best real estate and gas prices alone can't justify living 2 hours away from your job anymore. just to be away from "undesirables"

The kid who designed the beltline idea did it as a college student at GA tech. I remember hearing about it when people thought it was a joke. I also remember when people clowned me for loving where I live. now there's bike trails and hipsters, and Starbucks everywhere. I literally never drive

I completely understand what you're saying and I can tell you're talking to some people who are talking theory when you're talking real life.

And yes, even though I mentioned Bankhead, you're right, it's gonna take longer then west end because of the beltline. Plus if white people wanna move there, they will have to undo all that bullshit their ancestors created by zoning parts of it industrial back in the 70s.

In Pittsburgh and mechanicsville it's sad. I knew some friends of mine, who finished college, started their families and tried to settle down there. The young thugs who grew up on that area wouldn't let them. Broke in everybody's shit, day in and day out. The young Black professionals , some who may have come from an area like it, don't like to call the cops and band together against the crooks for fear of being "bougie" and ended up just packing up, selling and dipping.

Now the white people are moving in, and they come strapped up, and either ready to shoot or call the cops or both.

These neighborhoods are finally starting to see the light of day.

Our councilman, and other local politicians and activists keep calling for affordable housing to be built and remain in the area. I used to build with the housing authority on stuff like this. There's still a pretty good blend of income classes for now but who knows.

I stopped reading when the article said that Stonecrest Mall was never completed.

However, this distinction between white DeKalb and Black DeKalb - that shit is not a secret. I saw that shit as a kid in the school system, and don't get me started again cause that hurts to my CORE. The area in question though is nice, and I know there are some really nice pockets of some REALLY nice homes. But then again I thought the idea was to not sell. But the American dream became "buy low, sell high" and everyone wants to list their home.

Normally I'm on the gentrification soap box, things change for the worse and it needs to be stopped (the MLK tower makes me cringe when I see it), but this situation here...it was spelled out years ago. I don't know how much sympathy I can have for South South DeKalb (cause truthfully, South DeKalb turned into a piece of shit) because like I said, the disparity between the two halves of the county (not including Decatur Proper) hits you like a semi on an icy road with no brakes. And it's been out there for YEARS. At least since the 80's. Sometimes making it has a lot to do with paying attention as much as it does location, credit score, bank rates, degrees, salary, etc.
