I am curious to know what is a good short term way of getting funding to do realestate deals in the short term with no money down? I have alot people talk about grants, but they charge folks & I hear alot of them do not go through. Then the issues with the banks on holding funds. I have been trying to build business credit, but that is not going good either because of the credit requirements like buying something from the same company on an ongoing bases & then adding more vendors & doing the same thing is costly.

at what stage is the "contract" between you and the homeowners made? suppose you enter into this agreement with them and you cant follow through and give them everything you said in the agreement, then what?
im trying to do my due diligence but im stuck on those questions
Some people leave themselves a way out if something does not come through. Smart people out there know the game and the real smart investor do not do a deal he cannot close.
