BK is too much $$$ at the moment and I've been looking to buy a condo, possibly in (E. Orange) Jersey.:confused: Does anybody have any info/advice/opinions/etc. on the city?
Any response (minus asinine ones) would be greatly appreciated. Peace.

dont settle for east orange with the market the way it is you can find a good forclosure in bk for the same amount that you would pay in east orange.

East Orange = Newark = Irvington. It's the same thing but it's livable especially if you were thinking of moving to Brooklyn. If you are working in North NJ or NY I would try the Parsippany/Monmouth 287 corridor or East Brunswick/Old Bridge/Perth Amboy/Freehold and take Route 18/9 or the Outerbridge Crossing to Staten Island to the Verrazano to get where you want to go.

just moved out of there early this year. aint many decent neighborhoods left, overrun with bloods and cops, its a straight up police state, checkpoints everywhere, constant harassment. E.O. or irvington are both no-nos. if you absolutely have to move to the hood in Jerz try North newark (the forest hill section especially) maybe a couple spots in orange.

Shyt goes on down there man. Its poppin every night. Your car might get got, you might get jacked, the cops dont care cause they jackers drive into Newark after getting chased and the EO cops cant get no help from NWK cause the crime didnt happen there so they dont get the collar. How much you spending, you can do better.
 
Yeah, if you're going to do this area Forest Hill (N. Newark), Ironbound section Newark, maybe even Montclair or Bloomfield is the move. Some parts of Belleville and Montclair border E.O. and you could get some reasonable rents maybe even a cheap mortgage on an income generating house there.

I wouldn't suggest E.O. :smh:

If you're in BK you should drive down and just roll around for the day and you'll see why everybody is telling you no. But since you're from BK, this area might not be shit to you. You won't get car-jacked or anything. But if you're looking for something better, E.O. isn't the place right now. They are making some moves, building some condos, rehabing some apts around Evergreen and where Upsala used to be. So if you want to be like the Marines, first one in.....
 
Yeah shout out to E.O. my old hood, South Harrison st.
Shit was so crazy there though and that was more than 10 years ago, we moved to Montclair and even now Montclair looks decrepit.
Maybe Upper Montclair...
 
I grew up in East Orange.....the problems are the same in other places...Upper Montclair...forget about it...high priced.....the reason they named it upper was to seperate themselves from the rest of Montclair, which was getting too "Ninja-ized"...as far as being a police state?....I've never had a problem with the police..being harassed or otherwise...I've worked for the city since 86.....Brooklyn looks like a bomb was dropped on it...really....but something that will give you sougrapes are the taxes...I brought a new 2 family 3 yrs ago for 279k and got in when the market was just starting to pop..my taxes are $9800/yr (rent for the 3 br on my first floor is $1500/month)....I was talkin to a guy from NY who brought a new 3 family bout 7 blocks away offa S.Harrison Street near Orange park...he paid bout 459k and said his taxes were about 16k/year....:hmm:...bottom lin e is...anything worth livin g in in Jersey right nows is high priced....look for a forclosure to jump on for a bargain...:yes:...the market is ripe right now....:yes:

wtf are you smokin?....I would never be able to equate Irvington with East Orange...ain't even close to brooklyn....whether I lived here or not....Irvington looks like Brooklyn..real talk...and there aren't too many spots that I would live in in Irvington either...and beleive me I'm not just sayin that cause I live in E.O.. There isn't too much of anything in Irvington East of Sanford Ave....and that's why when people above Sanford Ave make listings...they call it Upper Irvington...:hmm:

basically wat he said they're building a whole bunch of new housing complexes in EO and Newark but I hear they're pretty overpriced I say the only way your gonna score a place is if you know somone that can hook you up unless forget the rent in some place is ridiculous I saw one bedroom was like 1400 without utilies

They got some condo's near my crib in East NY (Spring Creek area) that just went on sale last week, they property looks good starting from 100k-300k, it called Meadowwood at gateway!!! The area is coming up they are building 2 family homes (about 80) down the road and the National State park is about to open in 2 years i think it is called (penn-fountain park). The area is pretty quiet back here towards the belt-parkway if your familiar with the Spring Creek section of Brooklyn

YOU AIN'T LYING! Truthfully I never thought E. Orange would become an undesireable place to life. I hate to say it but with Newark in its gentrification phase areas like E. Orange, Orange, Bloomfield, Maplewood have all taken a hit.

I love BK and truthfully (and it really isnt as bad as most think) I rather live here but the only neighborhoods I'm, interested in are park slope, prospect park, kensington, (maybe) clinton hill, marine park, etc. and those all seem to be out of my cash realm. Ideally under 400k would make me happy.
If anyone knows how to jump on these foreclosured spots:confused:, holla at me.

we did inspections in there...it was the spot that I was gonna tell you to check out...trust me...you won't even know that ur in E.O. cept for drivin thru it...previous owners let that building go to pot...the new ones iced it up....:yes:....it's right on the corner of Oraton Pkwy and Arlington Ave...overlooking the Garden State Pkwy...:cool:

OK I know the area this building is below Park Ave about 2 blocks from the GSP. Before you sign anything make sure your lawyer checks that all the back debts have been settled. The previous owners of that building at one time owed PSE&G well over 100k.

BTW the apartments in that building are top notch.

..they are on point... as I told the threadstarter in a pm..we did inspections there.....and all the back debts were cleared...:yes:...I thought that google earth would be a help, but it doesn't get close enuff...if you're interested, I 'll snap some pics of the area and the building later and post them...let me know...:cool:

I agree. You want to get away from the NY area because it's too expensive. Also move away from the beach.

On the real, try the Westfield/Roselle Park/Rahway area. I just found a nice one bedroom in that area for $765 with off street parking. If you want to go further west or south, the Tinton Falls area is nice as well.

is the area poppin'-- clubs, malls, shopping areas??? or will i have to resort back to NY for those extras? either way, i'm a bit more optimistic now. ya'll had me petrified :smh:as if its a warzone out there

Let me give you some advice:

If your intention is to live somewhere where your value will increase, then I would say go to that development in East Orange or one in Newark.
You live in BK right? I don't know how long you've been there, but if you've been there more than 10 years, then you know how Fort Greene, Bed-Stuy, Crown Heights and Prospect Heights WERE opposed to how they are now.

Some folks are short-sighted. The only thing they see is what's in front of them. Clearly, the developers who put this building together are looking for commuters who want easy access into NY and surrounding NJ areas via the GSP.

I lived in Fort Greene from '95 to '02. That neighborhood was the best kept secret with large brownstones with easy access into the city using damn near every subway line that comes through BK.
Once the "gentrifiers" realized it, they came running. Those who owned rental properties got caked up and those who sold, got caked off.

I live in Jersey City now. I came as soon as I got priced out of BK. I bought low (2 family) and now I'm getting caked up, since I'm right of the PATH train and the Holland Tunnel.

If you're just trying to live (and not hang out in E. Orange)and want to make a return on your investment in a few years (it might take a minute), I would seriously consider that development.
Trust when I tell you, the gentrifiers are coming. They want to be closer to the city, not further away.

Nah, man it's not as bad as people are making it seem. They have bullet detectors and cameras and shit in EO. That should tell you how it was. The building you are talking about is right on the parkway. Like was said before, it went to shit, now it's being rehabbed. It's worth a look; if I didn't own a home I'd be looking to get into a place like that.

Like I said before, if you're from the rougher parts of BK, EO might not be shit to you. Most people I know from NYC aren't bothered living here. It is an up and coming area and it's been a long time coming. But if you take a drive up Central ave or Main street, pretty much at anytime, you'll see why people say DON'T.

You can definitely find a large crib for 400k here, it would've been better if you jumped on a couple of years ago. But it's still cheaper than say the upscale parts of JC or Hoboken. But it's still a good time to get in. There's lots of old Victorian multi-dwelling houses in this area that will generate income.

I know people that live in Orange/East Orange that have had their cars broken into, that's probably the worst thing you really have to worry about.

As far as things to do, most people go to the city to chill, it's only a 25-30 min drive. Even though there are a few spots around here, be prepared to do some driving. One live spot might be in Newark, then another one might be in EO, then another one might be in Montclair.

LaFerrera Properties and RPM Management have pretty much got E.O. on lockdown..gutting out and redoing buildings and putting up new shit...they don't tolerate the bullshit either...:smh:...or ur out...:yes:...Rpm built about 4 blocks of Main Street with street level stores and 3 floors of apartments above...:cool:

first 3 are more pics of housing near the building, last 2 are the new houses going up where Upsala used to be..suggested prices were 189k-399k for townhouses to 3 family homes b4 ground breaking bout 2 years ago...now the the prices are 300k plus- near 600k for the 3 families...:eek:...prices are up there on this side of town cause ur closer to Bloomfield.

I lived in eo/newark for a while in the early 90s so I had bad memories but people(with the exception of 98% of whites) showed me much love. Over the years I've been back and its been all good but I find it hard to think of Jersey positively. I think it was getting pulled over 8 times driving to the mall and back etc. Shit was a fuckin police state.
