Laundromat - main money maker at the moment, he just upgraded three commercial washer
small office space(not being rented at moment)
and kitchen.....(not open, he just did some small upgrades)

that guy is up in age 75yrs old and ready to get out the business...
daughters don't want the business

I'm going talk to him now, about details ....but figure id reach out to y'all....i know y'all will have some great feed back

What you mean business plan? You don't need a business plan to buy the property. You just need the money.

Do you know what you will do with the property after you buy it? You don't have a real plan?

1) Make sure the tenants really are paying $600/month also check other properties in the area like it. Is that the going rent or is it higher or lower?

2) Selling for 350k but what is it worth? Can it be worth 500k?

3) Do you want to pull money out of the property?

4) Or are you gonna rehab it and then flip it for more?

5) Does he own the laundromat? Is it an official laundromat or are there just washers and dryers in the basement? Or is it leased out to someone else?

6) Do a title search using your own person and MAKE SURE the title is clean.

Pretty simple actually.

First you would need to find out what the overhead is. You can do this by asking for his financial (lost and profit sheet)

Margins - calculate what your margins would be and if they need to be adjusted to influence profitability. For example, are you short changing, losing money because of the current prices

Estimated repairs- What would it cost to repair items such as ac, plumbing ect. This is very important because not paying attention to this area can bankrupt you. Let’s say you purchase this spot and a major repair or two pops up that cost 35,000.

Leans/Lawsuits -Find out if their are any pending lawsuits or possible leans.

Vendors/Leases - are their any vendors or leased equipment (washers). If so are they current

Just doing that will have you in a good space

You have to ask for his financials to see if it would make sense, I would do the last 3 years to be safe.
Also, check the county laws about owning commercial rental property, you may have to get permits and what not. But you should get all that info when he gives you his financials. Good luck.

OP if you come in and answer my questions, I can point you in the right direction of what your business plan should be.

Basically 2 options:
1. Hold and rent out all units for maximum profit and monthly income.
2. Purchase with the intent to flip in 2-3 years.

That is your plan.

Also, I forgot, there are different rules the bank will require when purchasing rental properties and commercial income. When I bought my 1st 4plex, I had to have a letter stating that I managed property before and I had to have 6 months of PITI in the bank.

I doubt he would be able to flip it

Curious as to what makes you say that? What are your thoughts?

I haven't seen the property but if the area and condition is good enough, and he puts some good quality work into it.. in 3-5 years he can sell it to someone else.

I would pull out some cash in the new mortgage and then sell for a profit later as well.

All of those features and it is only worth 350k. Rent is only 600 a month? Kind of gives a hint off what type of property it is

You are right. I was trying to figure out where in the country this place is. Cause everything seems crazy low to me.

I would recommend that he keeps it if he can increase the prices and guarantee income.

Of course he should negotiate on that 350k price too.

i'd like to keep the business operating and grow.... open the kitchen to serve food, maybe breakfast, on that side of town theres no one who really serve breakfast... The location is excellent if you ask me. It's on a 4 way corner that leads to the medical area, plenty schools(two middles, 3 private schools(grade, middle high school), elementary school, college, 2 academies) both parks are near by.
thats just my idea, when I'm looking at future grow, but thats down the road.

1. i'll check, but that seems reasonable
2. I think it probably worth 500k. just on the strength of that equipment in the Laundromat 250k(less say he got 200k worth of equipment) the mini store, worth 60k, the kitchen 80k, the spare room 45k, the 2 apartments/duplex 100k leads u to near 535k...
now this with me not knowing much about the worth just for talking purpose.
3. pulling money out, naw
4. Rehad and keep....remembering
5. official laundromat, commercial equipment, with three brand new washers
(i think 10 regular washers, 5 commercial, 3 @ $6.00 per load, 2 @ $4.50, maybe 26 dryers)
coin machine and supply vending machine
6. ok

i don't know if its worth that, they guy told me peeps that 350K and he could walk away

i mean i guy is 75, i think he had the location 30 plus years.... so its not state of the art by no means but its up to date

Yeah that is pretty much it. Get those things and you can start to look at profitability

Hell, 350k is low but that will depend on what his financials look like. You want to look at 5 years back at minimum

The worth is based on revenue. You want to look at financials (profit and loss) for at least 5 years.

If he has been losing money for more than 3 years consecutively, then you have a devaluation which lowers the price

makes sense......

Both tenants bring in 14,4000 of income a yr combined...idk what state you in..but some places in nyc that corner store if you rent it out could go for 4,000 and up per month.. that’s additional 48,000 or more a yr if you renting out location.. if you renting kitchen space prob another few thousand a month 24,000 and up a yr.. office space 1500-2500 a month for rent... additional 18,000 a month or more.. if you keep the laundry that will definitely bring in some bread.. looks like you have the potential to make your money back within 3 yrs or less if you get the right individuals to rent out locations.. once again that depends on what part of the country you in and the area

also can make additional money if laundroma is 24/7

Ok. Thanks for providing more info. It is a lot.

Like others have said you will need the previous financials if you can get them.

There seems to be multiple streams of income in this one location.

350k selling price (SP) and 500k estimated value seem low to me.

You would need a plan for all the compartments of this enterprise.
  1. Apartments - I think you can manage yourself. Just collect the rents.
  2. Kitchen - do you want to lease this out or start up your own restaurant?
  3. Store - I assume you will lease this out. What kind of business? Make them be responsible for the renovations. You will need an iron clad lease and or a property manager or consultant.
  4. Laundromat - will you manage this yourself? You will need employees. Or will you lease it out?
You need a good appraisal for any structural issues and any recommended repairs. There might be things you cannot see.

You will need really good insurance on EVERYTHING. Do not be cheap on insurance.

Have money saved for emergencies.

If you have a big family and they are handy and can cook and want to work this might be a great thing.

Good luck. This sounds very exciting.

I'm in Da Boot, NYC is a whole different animal. We just have some of our Trini folks in for the holidays. They thinking about coming back to move, they shocked at the amount of property they can get here vs in Brooklyn. Plus, she can cook and ran a restaurant. My town don't have non of that. selling jerk chicken on the corner would be nasty, don't talk about curry snow crabs that would be federal....

but yes our prices are much different....

he have the laundromat open from 7-9,

I'm be honest the laundromat is my dream, like when i was looking at starting one, i was on a completely different part of town, but i could make this work.

over there years I've had two different ideas that have been started buy others. this lets me know my thoughts are on the right trace just took to long to get to moving....

beauty supply store
a salad shop, just serve salad
laundromat

this location, have the potential to do all of them id i wanted....

the extra room, once was a barber shop, beauty solan, lil gift shop....shit probably some other stuff that i didn't remember
the kitchen - at one time my aunt leased it from the guy. I know she did outrageous numbers. she later purchased some land and opened up her own stand.

everything looks like one big building...on lets say you traveling down a street, you come to the stop sign which is a 4way.
the front of the duplex is to you right, on corner,
you take the right turn to go towards the medical, school, stores, parks area, you'll pass the front of the store, kitchen, lanundormat
everything is pretty much connected besides the apartments/house

24/7 laundromat is how he gonna win. Good point to bring up.
I am looking at the commercial side of this property as the real money makers.
Those tenants right now can not pay rent and not be evicted.
So I ain't counting that money.
What you think?

To be honest the laundromat looks like the winner here. I see this as you buying a laundromat with some extras.
Don't pay 350k though. Make sure you get an appraisal when you are ready and make sure you do a title search.
Title Search must be Deep and thorough make sure there are no liens on the property.

Get a good real estate lawyer if you need to.

Ok got some info for y’all @TENT, @tallblacknyc, @mailboxpimp, @BrownTurd, @KoolJay

Really no overhead....everything is Paid for, I asked if the property who tied to anyone else (being people, banks, loan companies etc), The guy said, “No, everything paid for, I own everything here”
I asked about laundry equipment, he said only paying on two of them.

I asked about insurance, pretty cheap, $1200

Dang I forgot about property tax!!!

But anyways that gives y’all a little insight.

Seems like everything is in his possession, without being tied to anything or anybody.

He, Will try to get the tax papers for me tomorrow or the next day.

He also have another rental house he looking to sell in the near future along with his main house(said it to big for his wife and him).

He said when my aunt had the kitchen and the extra room was a barbershop, He saw 290k a year. I didn’t ask if that was the total sales of everybody. I wasn’t to worried about the numbers, because the tax papers will show everything.

Now he did say, there’s two other people who’s interested.

One of the other cats is a street dude, he got the money but the ole guy don’t really want to deal with him.
Some Arabs came over two months ago but he ran them from over there, he really want to see a brotha with the property.

He told me the other guys pose to come back in a week to talk, I told him, I’m appreciate him tell me that and I’ll see what I can get done. The dude said he wait until we talk to see what I can get done before he makes a move.

If nothing happens by the end of the month he’ll turn it over to the realtor, which he do t want to because it’s no telling how much they gonna make off of it and who will come buy it.

He’d like to see me get it just on the strength, he like what I’m about.
He knows my daddy family good, my stepmom rented the little extra room from him.
Also he was very excited when I told him my moms does Life insurance and will start a company doing power of attorney, and all of those other legal type of paper work.

Ps. Dude give me the lawn service job to 4 of his properties night, so that was a plus.

Damn feel like I typed a whole lotta nothing at the end...

Good summary. However, is he going to share with you the statements from his accountant? Profit and Losses?

Even though all that stuff might not even be 100% accurate.

Have you bought property before? It seems like you are doing this deal without a Real Estate Agent? That is cool but I suggest you get a lawyer.
Seems like you are a business owner already too. So you have your LLC right?

Steps (imo)
1) Get your funding ready. Get a preapproval for a commercial/mixed loan. Or if you have cash then you are good.

2) You should get a comparative analysis to see if the $350k asking price makes sense.

3) Then you should do a thorough check of all units in the spot with your own eyes. Apartments, Kitchen, Laundry etc.

Check for cracks, water damage on the ceilings, floors, walls etc, check for pests, check foundation, check the dryers make sure they work and are hot! I am telling you to check yourself is because the next step would be a professional appraisal. You want to have looked it over so when you read the appraisal everything will click.

4) Next, have your experienced attorney draft up an offer letter with contingencies. The major contingencies should be a clear title, successful appraisal and a certificate of occupancy. Therefore if the appraisal finds major issues you do not want to deal with you can withdraw your offer. Or if you find issues but still want to purchase you can further negotiate your offer.
(You don't have to use an attorney to draft your offer letter. You can google and find good offer letters. However, an attorney that is good, makes it easier and should know the contingencies to put in based on your state and area).

5) Get a title search and appraisal

6) Review the appraisal carefully. Look at pictures as questions. What needs to be fixed immediately, is this dangerous etc. Renegoiate based on findings.

7) If everything is good then proceed and close.

8) Remember if there are tenants in the building, you buying the building means you have inherited those tenants. You need to get a copy of their original lease and see when it expires. When it does, you hit them with new leases!!

Insurance
You mentioned insurance being $1,200. That seems a bit low to me. Is it for the entire property? Is it liability insurance and property insurance?

Make sure it is liability and property. I would focus on the kitchen and laundromat cause those will see the most frequent clients.

I am talking someone trips and breaks their neck, eats some bad food, etc.

Make sure you have great insurance!!

Good luck. This is dope. I am excited for you!

Let me know what happens. Hit me when you close.

Remember new PPP is coming and SBA loans and I am sure their are grants in your area.

I only can go off of what he told me, so i'm assuming he'd share the profits and loses...
I'm be honest, I'm say the profits probably aint where they were in the past years, mainly because of the guy recent health issues
(cancer, slight heart attack, eye surgery and a few other nagging complications) those issues slowed him greatly. Those profits loses will come into play later!!!

LLC, yes for lawn service. I started that company to give me brother and son, some guidance and direction. I worked in the chemical field so i really never went full time with it. So, yes i have LLC but never did anything major with it, like reporting anything.
I had a sit-down with myself and said, "It's time to get this business right, so u don't have to go back to the chemical plants, unless u want to, not that u have to".

1. will do so, i don't have that cash, i aint a BGOL baller...(but i do have a uncle who's can make it happen asap, just trying to see want i can do one my own first)
2. yes sir, will do
3. i've been using the laundromat for the pass year, i bring my work clothing there. There was another spot i went to, its own by some asians. One day during December of 2019, i was on here reading a thread about supporting black business etc...
I though, "IIn 2020 i'm start bring my money, to the lil spot on the other side of town where ole man JW own"
so over the last year, I've used the location often.

He made improvements to the store and laundromat. Ceramic tiles were installed in throughout the store and laundormant. 4 new washers were purchased, two commercial and two normal top load washers. All the ducts work for the dryers were redid. plumbing for washers was replaced. He painted the both area. This aint what he's telling me, i saw these improvement.

The kitchen, he just got a new fryer and flat grill. The gas pipes looked new.
The diner area didn't get no TLC but that aint no problem. It looked like there may have been a leak at one point because i saw that the sheetrock was different. Don't look like it was changed last month but its not the original ceiling.

The other spots i didn't go into(the apartments or the extra room).
Now, what i expressed is from using the laundromat and glancing at things last night.
Next visit i'll ask more question, check the water pressure on the faucet and toilets, check the ac/heater, how well the doors shut and close and so on...
I know there will be somethings i'd like to change but long as it serviceable at the moment.

4-8 got cha, I'm look at all of that

insurance, its property insurance i specifically asked, "What about property insurance what do u pay"
(now I like to believe he have liability, but we never know)

plus i have other business ideas, so all of these question got me in a little better spot..

PS. i just called my cuz, about the price of a appraisal, she just closed on a house last week.
The appraisal cost $550. I just called her to get an idea. She also mention, "The people was telling me about a guy whom cut grass, but i told them no thanks, my cuz have a lawn service, i rather give him the money".

So she wants monthly price.

man i appreciate all the info y'all spitting at me, this gonna be a BGOL purchase...
