short sale experiences

as a real estate agent i must admit that i would much rather have a white client than a black one... because you niggas in't never got no dmn money saved up and your credit is always fucked up... and i'll be god damned if you ain't wanting to buy a 5400sq. ft house for 110k...dumb ass black people making offers 50k below what the comps in the area are... now white people are always schooled and have always done thier research ahead of time and all of them have A-1 credit and at lest 20% saved up for a down payment..butter baby..30 days from offer to close...gotta love them white folks...especially the old jewish ones...:dance:

Like I said the reason I stated her race later in the post is because she wanted some kind of bonus points because she was black. I listed why she was fired before but ill relist them if it helps you comprehend.

She knew nothing about homes
She would never gather any area info
She was usually late
She would cancel appointments due to personal reasons
She couldnt get us in two homes that we both wanted to see but mysteriously the nnew Realtor got us access in one call
She wanted us to start offers high

There are a few extra that I added but like I said in my op it was a long story on why I fired her. All you saw was some shit about a black realtor and jumped to that racist trash.

She wanted bonus points because she was blacK? How?

You obviously had an inexperienced agent and they come in all races. In fact, black agents generally have to work harder, and they do, to achieve the same success as your Jewish agent.

All real estate agents will frown upon you offering lower offers for a sales price. The more money, the more commission. The second you go lower they gonna kick the can down the road longer and longer.

You need to find everything negative about the house and bitch like no tomorrow. Like the garage having no use and it is not listed on the specs of the home as an extra bedroom, so now you have to convert it BACK to a garage space.

Explain that you will have to spend money for X then Y then Z and bitch. If they weren't able to bend then they wouldn't even be toying with your numbers. If they say no then fuck it. Dueces. Keep looking.

I hate the nonsense real estate agents do with one another. "Oh my client may not" "Oh my client says blah"

FOH mofo. Make the offer or stfu, you work for me. Period.

How about buying a house WITHOUT using an agent. Anyone have info on that?

Yeah, after a while I had to take that approach, in the end the only person that's gonna look out for you and your family is you.
 
So me and wifey are trying to get our first home. We have our sights on 2 and they both are short sales. I really would like to know anyone's experiences in these processes as I am walking in the dark on this one. My agent says she can get the seller to pay closing costs butmy other agent (long story) says since its a short sale it means they r broke. I have saved up money but I'd still like to do this with as little outta pocket as possible.


my deal took 9+ months to close, but was a cash deal.

but closing atty kept coming back with more and more fees n shit.

Ard.so we have found another home. This ones a short sale as well. They are asking 225k, the house is in great condition but I don't feel we need to offer asking price. Our realtor is saying for the location, size, condition that's a good price. I wanna offer like 220k with 3% help, does that sound reasonable? Mind you the last sold home like mines sold for 210 without the two car garage, I just can't see offering asking for a house that isn't even a standard sale.

Btw I wanna stay in the low 200k range but I don't mind paying a lil extra

You gotta look at your competition though man. True, you don't want to bid with yourself but it seems like the market is hot right now.
Its a seller's market.

I don't know what city you're in but were I'm at right now, its crazy.
If a place pops up that in a good range, it will be a feeding frenzy for that spot.
Sometimes sellers won't even look at you if you bid under the listing.

But hey, it never hurts to throw an offer. If you like it, throw an offer at $220 and see what they say.
