Realistic expectations for purchasing rent houses

A friend and I plan on buying our first rental house in the first quarter of the new year.

I'm a pretty goal oriented person and I would like to bring that attitude towards our partnership.

My question to the people that have done it before is this, what are realistic expectations within the first year of buying our house and how many houses should we shoot for and not over extend ourselves?
 
Hey Bruh,
I just want to add that I would buy four units or less. Duplexes, triplexes and up to four units, the loans on them are the same loans for a house. You will find that they are not that much more than a SFH. What’s even better is you have two, three or four families paying your mortgage and a vacant unit will not hit you to hard.
I mainly look at land and units now.

Can someone re-up that link, I'm always interested in reading up on the real estate game.

I'm currently preparing to gathering up several duplexes and apartments (4 or more units).

It will really depend on the market and area as to what to expect financially.

You will have to factor in "emergency repair cost" who know what can come up! And how you will pay for whatever work is needed.

Are you planning on being your own landlord, or are you going to have a company manage the properies for you?

Just a few things to think about. Read up and learn anything and everything you can about exit strategies.
