Philadelphia... A House Has Been Empty For 15yrs. The Owners Died H/w...the Property Is Still In Their Name....the Property Tax Has Been Paid Up To 1997 By A Family Member... After That No Next Of Kin Have Come Around.... I Cant Find Any Relatives.. Is There Any Way I Can Get The House. If I Notify The Sheriff...they Will Put It Up For Sale Because Of Delinquint Taxes.. And There Is A Possiblity That Someone Will Outbid Me At Auction....

Fam Any Other Possibilities??? Thanx
 
you are royally fucked unless you find the person who was paying those taxes. Better check the website the property is probably already sold at auction. what neighborhood is it in.
 
not sure about PA law, but in cali you can take over a property by adverse possession (squatter rights) if you meet the requirements of

1. you must occupy the property openly and notoriously meaning your not hiding it from the owner
2. your occupancy must be hostile to the true owner's interest, meaning your living there without permission
3. you must claim title to the real estate, whether your claim of right(just saying its yours) is established by the fact of occupancy or by color of title (color of title means possessing a document erroneously appearing to convey title to the occupant)
4. You must have continuous possession for a period of five years, you can goto work/store etc but you cant leave for a month two months etc. and then come back.
5. you must pay all real property taxes during the five years of possession

you might wanna check these requirements with PA's. I think if you pay off the taxes owed on the property, plus you pay the required taxes for the required period you live there, you can take over that property. If the house goes to auction that house will be appraised and you must bid i think 80-90% of that amount and in order for someone to out bid you they must offer a bid of at least 10% over yours. This again is cali law but maybe it can help if you use it as reference for PA.

cant find next of ken. called the sheriffs office and they didnt sell it and dont have it on the list. its in south philly.

I KNOW OF SQUATTERS LAW BUT I HAVE MY OWN PROPERTIES TO TAKE CARE OF.... JUST WANTED TO FIND OUT IF THERE WERE ANYY LOOPHOLES TO GET AROUND WAITING FOR IT TO GO TO SHERIFFS SALE... THE ONE THING THAT DID INTEREST ME IS YOUR POINT #3.... CAN YOU CLAIM TITLE TO A PROPERTY WITHOUT HAVING TO SQUAT, KNOWING NO ONE IS COMING BACK TO CLAIM IT.

^^^ i dont know of any other loop holes for acquiring property and you must meet all 5 requirements for you to be able to acquire property through adverse possession, cant just claim it as your own even if you know the owner is not coming back.
