I just got my license and just joined a brokerage.
I wanted to start a thread giving solid info for newbies.
If anyone can give some tips, advice, books, sites or anything helpful to share with the fam that would be great. I searched and didn't find much.
I'll be posting things here that I feel that someone else will benefit from as well.

Does your brokerage work with local investors?
If not, you have a very active group of buyers/sellers that is being overlooked.
Investors work RE markets different than regular buyers/sellers.
The old saying, "buy LOW, sell HIGH" doesn't work with investing.
The idea is to buy low; YES. There are many homes that have issues that make their price WAY below market value.
Those are the homes investors want, but sell LOW with some equity left in to make it attractive for a quick sale.
Most of these properties aren't on the MLS but every now & then some come up - often REOs when the banks decide to dump.

im thinking about inspecting homes as a side hustle
