Shit 4k sqft is a lot of house. This house is almost 11k sqft.
That's a lot of house to heat up/cool down and maintain.
The only thing good about this property is the 12 acres.

It's not 12 Acres flat, soul and maintenance and cutting the grass and all the other shit is hard plus it's surrounded by a bunch of goddamn trees. Leaf cleanup must be a bitch

Shit if it's 2 or 5 arces flat. That's more than enough usable space and I'm good would trees surrounding the house. That's how my property is.
The only space you are really maintaining is the usable space. Maintaining the land is a lot less cheaper than heating and cooling the house.
