care to provide insight as to why this is an attractive deal in your opinion?

i've only recently acquired a CA real estate license (just for the hell of it), and can't see (beyond normal speculation) why this particular deal is a good one...

approximately $14.5K per acre for the gamble that lancaster/palmdale will continue to be developed and turn a profit. understandable in general, but not noteworthy.

personally, i feel the area will be developed in the future, eventually connecting the 2 shit holes that are lancaster/palmdale with phelan/adelanto via the 14 FWY...

with the arid conditions, the poor schools, soaring crime rates, and other conditions that have created these tweaker/hate group heavens makes (IMO) this place a poor investment. right now, the people who continue to pour money into the high desert regions (like barstow, newberry springs, hesperia) are foreign born investors looking to cash in on get-rich-quick schemes, and people who gamble that indian casinos will be built along the 15N FWY.

i tend to find myself in agreement with you and deputy dawg in these types of threads, but in this case i find myself leaning towards afroyale's cautionary position.

In my opinion it is a good deal if you are an entrepreneur into agricultural. Dawg… That is 120 acres of PRIME ranch land with wells electric & phones on the property. In addition, water rights from the CA Aqueduct.
Yeah, it’s in the Desert and if an entrepreneur can’t see pass building homes then I agree with you 100%. But a guy could put ponds on this and farm fish and or shrimp. I know a guy that is doing the same thing in AZ.
I have 10 acres in Little Rock, CA and I’m digging ponds now. I just got 5 acres in Tehachapi, CA and I will start the R & D as to what will be the most profitable project for it.
Sometime my brother, ya have to see the diamond in the ruff!

OK, now i see your perspective. it pays to look at a situation from many angles, and you just provided one more. good luck.

i didn't look into the APN, so i'm not aware of what that parcel has been zoned for... in general, i have a strong dislike for that entire region due to the radon levels, munitions history, and proximity to fault zones. a NHD mine field.

I hear ya Dawg! All about dialog! Now the NHD… Is that the National Hydrography Dataset… Natural Hazard Disclosure Or could it something else??????
